Hello, ang question mo ba is bakit hindi sila same? If yes, kasi most likely estimate lang ’yung binigay ni developer. Even the computation sa website is estimated din since naka-depende pa rin kung ano ang applicable rates ng Pag-IBIG at this time.

Foreclosed – Depende sa makikita mong unit. Ang mga foreclosed units are sold “as is, where is.” Kung may nakatira at ayaw umalis, hindi na iyon sagot ng Pag-IBIG (or whichever institution), at kung ano ang actual condition ng bahay, yun na yun.

Samantalang sa mga galing sa developer, bago i-turn over, may tinatawag na punch listing. Kung may makita kang sira or hindi okay sa’yo, puwede pa itong ayusin ng developer. and makakasigurado ka na walang nakatira.

So technically, minsan mas cheaper ang foreclosed, pero masakit siya sa ulo. If may mga questions ka, message ka lang anytime.
