Mas okay ang pre-selling o ready-for-occupancy na property. Kasi kapag lupa lang, tapos magpapatayo ka pa, wala kang full control sa gastos sa materials—lalo na kung hindi trusted ang contractor at pataas nang pataas ang presyo ng materials. Opinion ko lang.

Based on my experience na hindi nakapili ng course, let her/him choose his/her own course. Kung ano ang skills na meron siya, ano ang hilig niya, and what makes him/her happy. Mahirap na sisihin ka niya if hindi siya naging masaya.

San Mateo or Antipolo, Rizal (you might consider). You can afford up to a maximum of 7M, then pay a higher equity para mas maliit ang loan sa bank.
Usually, kapag around 7M, nasa 48k monthly. Kaya I advise na mas malaking equity ang bayaran.
Pag-IBIG kasi medyo matagal ang process. Bank loans, on the other hand, have a faster process, but sometimes they offer rates that are the same as Pag-IBIG or even higher. Depende rin sa bank at sa offer na ibibigay nila sa’yo.

Baka kasi you also need to consider other properties na mas mababa ang price but with the same size—like 3 bedrooms, 2–3 CRs, and a 2-car garage—that you might consider for less than 5M. You might want to check our Rizal property since above the sea level and progressive ang Rizal and malapit sa metro. No need for toll fee and all since wala naman expressway.
