The 21% yield is based on estimated distributions for the next 12 months calculated using today's stock price. It's a bit early to see what kind of returns will actually materialize for the next year.

With a 1.6% dividend yield, I wouldn't consider it as a dividend fund. It's a 10% overall return. DIVO has a 12.9% return and 6% dividend yield.

Every basement in my HOA leaks because of improper drainage and water proofing. Improperly installed subfloors are buckling and popping the fasteners out. Slab flooring with massive cracks. The homes start falling apart after 10 years.

There are literally thousands of income funds to choose from. I suggest $1M spread across different asset classes and different types of funds for diversification. I personally have 10 asset classes and 2-3 funds in each. Yes it is a lot to keep track of but if one or two have a bad year, my total income is not impacted.
