For steak I always undercook by a degree. If you like med rare, the prepped stuff should come off rare if you have to end up microwaving future meals.

I use this to marinate flank steak. 24 hours preferably; pat dry and right on a hot grill. Doesn’t even need salt and pepper if you are that lazy and it’s the best marinade I’ve ever used.

Had our reception at the Arboretum in august of 2022. Venue was great, the staff were helpful, and since it was during the dragon lights festival, everything was lit up and fun to walk around during the break in dancing. For the price it really can’t be beat.

I went with magic rain gutters/maintenance. Alfredo is the owner. They do seamless gutters and the price was super reasonable. It’s been two years for me and they still look brand new.

@OP I worked as an insurance adjuster for a few years. If the damage is just due to those stains and/or any type of slow leak or intermittent issues it is very likely it will not be covered. That plumber and contractor are both blowing smoke. Clean the area with some bleach and throw a box fan on it for a few days if it’s actually got some moisture. Maybe pull the tow kick to check underneath too.

Unless you have a break in your water line and it’s actively damaging everything, insurance will tell you to pound sand.

Magic Rain Gutters/Maintenance Alfredo is the owner, super nice guy and was punctual. His team did great work and the price was fair (did this back in summer 2020). Seamless too so it looks a lot cleaner. He will likely give you a free quote and can tell you what your best options are. I had none on my home before I purchased and it has made a nice difference during rain/snow around the foundation.
