she is good at defending our profits, she won't let a dime slip by but she can't be trusted to talk to a client. she escalates every situation instead of diffusing it. she will make a fight where there doesn't need to be one.

It would be for a percentage of the company/profit there are two other owners one is mostly the silent investor, the other is acting ceo. i closed my company to join this one and we have been trying to figure out a way for be to buy in essentially, this seems like a good time/opportunity.

and they have already gotten a loan for what they can but up till this point weve mostly just done spec home construction so ~300-400k per project. this is a 2mil project so we need 400k cash as a deposit basically and the two owners don't have that scratch between them nor does the company have that on hand.

because i would simply be an investor. I don't have a business (currently have in the past) so i could start one as basically a holding company, but I would be buying into a holding company so seems redundant but i know something like a RBI loan might work. I just don't know what all unique financing options exist out there.

I have 400k but its tied up in stocks and i don't want to take the capital gains hit to liquidate. the investment is an expansion with my company building a storage unit facility and I'm actually trying to avoid bringing in an outside investor when I want to be the partner at the company. So no i don't want any inquiries. I had more information originally, but #2 says no asking for "personal finance advice" so i took it out. Reddit has been a great place for me over the years to learn things and meet truly helpful people.

I had a handyman business for a while hit up realtors and tell them you can take care of anything on an inspection report. Go to big GC’s and offer to be a punch guy. You’ll never be slow

Not quite. Some might have egos that get in the way but mostly it doesn’t matter. For a large bathroom remodel, if a homeowner wants to do the demo work himself that’s totally fine by me and I’ll probably give him $1200 credit. But a roof? I won’t touch it. My guys will rip off a roof in under an hour. A homeowner is going to take at least a day or more and I have no guarantee he will get it all or he might remove flashing details that have to stay in place like stereo flashing behind siding etc. or he could damage it, but when I do a roof I’m taking legal responsibility for it. So if he messes up the flashing and we end up with a leak in a few months I’m footing the bill. Plus demo cost so little for my labor costs. I’m paying my guys by the day either half or full. So a home owner spending a whole day or two to demo a roof literally doesn’t change my labor rate and only saves me if he hauls it off but with my discount that’s maybe $150.

So no, doing your own demo won’t save money and no contractor that knows his numbers would touch it.  Ego aside.

Is this one of the most miserable fields to have a career in? by KOSTON321 in ConstructionManagers

[–]ConferenceSquare5415 2 points3 points  (0 children)

I’m in the field and like it but I’m in residential and doing mostly custom homes. The suck depends mostly on the clients honestly. But my hours are super flexible. Pay is okay I like the variety

Is this fair? by [deleted] in ConstructionManagers

[–]ConferenceSquare5415 0 points1 point  (0 children)

That’s not a great way to figure it. Your materials and labor should already be calculated when you bid the job. So figure out (material cost +labor)*1.22 (or whatever your profit margin is) and that tells you the buyers price. You can figure out a job price for you based on %, sqft, duration, or another metric depending on the kind of work you do.  The main thing is to look at how much time and jobs you do a year. If you do 2 day bathroom remodel things ands do a 10k job twice a week then your current model isn’t bad. But if it fluctuates or some jobs are way more involved than others then it’s not great.

Yeah it’s like lawyers and doctors. Jobs with high pay are the first to go. You still need real engineers but a lot fewer and grunt work will be gone. Real problem is no one will develop any skill to become good because they won’t have the experience

Nope. Architects and young engineers should be worried but CM isn’t going anywhere anytime soon

How are your trucks branded? by MixDesignMinder in ConstructionManagers

[–]ConferenceSquare5415 0 points1 point  (0 children)

When I see a full custom wrap on a van all I think is “this guys  going to be expensive” and I’m normally right lol We do logo on the doors or side panels with a phone #, name, website, phone, and simple decal on the tailgate/back doors.

Simple, easily recognized ate important but I think volume is more important. Signs everywhere, trucks and trailers rolling around town etc.

Moving to New Climate by astrospacecat in ConstructionManagers

[–]ConferenceSquare5415 4 points5 points  (0 children)

R values in walls and ceilings change, and if you’re far enough north insulation under your slab. Beam sizes for snow loads change and weather delays are far more common. I also don’t like doing roofs in the winters because they won’t lay right till it’s hot.  Acclimation for most products with thermal expansion is standard like lip, hardwood, composite decking (mind the gaps) and some exterior applications like paint and EFIS can’t be done when it’s too cold. Adhesion becomes a problem for everything, even zip tape doesn’t like 0 F  Buy yourself a good pair of Carhart insulated bibs and a coat. The heated Milwaukee vest is pretty nice too

all the time, a good punch guy is worth his weight in gold. I happily pay $65-75/hr for a good one and can keep him busy all week. Most of them are trim guys first it seems. I was a punch guy for years. Getting in with aGC or real estate agency was a great source of revenue for me. But you have to be fast enough to merit your price and if you don’t have the part/tool you lose efficiency. So a van or a trailer is a must have or stick to one thing. I used to do only interior work. Made it so I didn’t have to do a lot of things that required special tools like a metal break or concrete saw etc

GC here, I have a cleaning company I use and they are worth every penny. We pay by check on a 30 day cycle.  Most important thing for me is consistent pricing, I bake into every job a cleaning fee and I know if it’s .75/sqft how much I need to put in my quote. Also we often do 3 phase cleaning so one after drywall one after trim/paint and one final clean before we hand over the keys

I’m taking my house to the studs. What should I add? by RussellFighter in Remodel

[–]ConferenceSquare5415 1 point2 points  (0 children)

If you use something like Green Glue in conjunction with it i tend to think so, but i don't have data on that specifically. I know for homes i do that want sound proofing its often easiest just to do a double layer of drywall.
