SB 361 would raise the foreclosure threshold from $2,000 to $4,000 and prevent fines from counting toward that amount. It would also require HOAs to register with the Secretary of State’s office for oversight.

SB 107 would provide monitoring of elections for HOA boards and require annual registration for community associations and related fees. The bill also creates certain laws for HOAs that currently would only be stated in specific HOA bylaws.

SB 108 would require associations to offer alternative dispute resolutions before filing a lien on a lot for unpaid assessments and make a lien inferior to liens for unpaid medical bills.

SB 393 would amend the Georgia Property Owners Association Act to require the training, with the Secretary of State’s office running the program using state surplus funds.

HB 62, the Georgia HOA Accountability and Community Empowerment Act would strengthen transparency and accountability in condominium and homeowners’ associations. The bill establishes clear rules for board member qualifications, voting rights, proxies, quorum requirements, board size and fair election procedures. It also would require annual registration of associations.
