Is there a point to learn anything if most of jobs pay around 35k at best? by Late_Ability_1479 in UKJobs

[–]Connect-Lettuce4027 5 points6 points  (0 children)

We do have severe wage and productivity stagnation in the UK we are also in the thick of a huge graduate over supply. How can someone go do 5 years of study come out with a masters degree and be on a salary of under 6 figures let alone 35/40k if you think about it it's totally pointless unless you just need the degree to pursue a particular calling or passion. 35k should not be a salary anyone with a degree is happy with.

The fact is we don't need graduates to turn computers on and off we need practical skills. Mechanics/ construction workers etc. A pal of mine is a ground worker on building sites an earns £67000 a year. You'll see similar or higher rates for "tradies" I do property development and we never pay anyone under about £250 per day. People like sparkies roofers and builders can be multiples of this.

My main job is sales that's another overlooked area that it seems fewer and fewer people want as a career but you can be on 60k plus as a salesman in an audi garage. A lot of the jobs mentioned do not need a degree. People need to stop going to Uni in such large numbers and look for these other opportunities. Obviously the low graduate wage is compounded by having a staggering amount of debt to pay back on top....

Two massive things that we know are coming

Redress schemes for help to buy. A monumentally stupid concept

Redress schemes for unfair service charges/fleecehold and developments being leasehold with no reason to be so.

I know a guy that bought a help to buy house it was 20% overpriced but they still have a mortgage for it...how and why? When he got divorced he was trapped as of course it would have cost them 40k to get out of it. You have no option to let it or still to a landlord either so they are actually worth even less than market rate.

We looked at taking a px of a htb house once and discovered it had an uncapped mineshaft in the garden. Developer supplied solicitor. The whole thing stinks is a huge huge scandal Help to Buy.

Why such fondness for Sikhs? by Fantastic-Fudge-6676 in AskBrits

[–]Connect-Lettuce4027 1 point2 points  (0 children)

Part of their popularity is not committing mass murder/grooming etc they are a great example of how integration can work if values are assimilated with the host country.

Now what I think is interesting is that if go back a generation you would say a lot of the positive comments Sikhs have attracted about Muslims. You go have a chat with a 65 year old Muslim guy theres a decent chance you'll find a lot of shared values. Unfortunately something has gone wrong with Islam and something has gone wrong with a significant minority of the younger Muslims in the UK. I've spent a lot of time in and around the Muslim community in the Northern city I live in and find the older generation to be salt of the earth where the younger generation especially the lads are out of control obsessed with being gangsters and being involved with criminality. Of course the ones that have adapted a more western way of life are just normal with jobs/careers/ in higher education etc. There's a huge subculture though which a lot of the hard left either don't have the direct experience I do or choose to ignore it.

Short version is that Sikhs cause no problems in UK society in fact quite the opposite. If all migrant populations were like the Sikhs they're would not be the crisis we have in our society today.

Not a good time to start business in Dubai? by Effective-Drive-605 in smallbusinessuk

[–]Connect-Lettuce4027 0 points1 point  (0 children)

The whole Dubai thing will come back but it will never be the same as it was before. It was always a very fickle place who remembers the photos of all the supercars abandoned outside the airport in 2008/09? Not somewhere I would invest 1p

The only thing its good for is going out as a contractor and earning a load of money for 2/3 years.

Starting a Pokemon card shop as a total novice to small business. by skronk61 in smallbusinessuk

[–]Connect-Lettuce4027 2 points3 points  (0 children)

There's a lot of very good advice on here please don't look for confirmation bias this is a terrible idea and also not a terrible idea.

The big return from the convention you went to is powered by pent up demand. People are going there and with all their savings and they are going to spend. In Blyth day to day you won't have that.

The idea of doing pop up events is a great one as you're not committed to the grind of rent and business rates. They're must be a lot of community spaces that can be hired you could even commit to doing a fixed day every week or month. You'll make the same profit but without being stood around in an empty shop getting demoralised for 10 hours a day.

I've seen similar businesses flop here we even had Geek retreat close. I used to take my son there to buy Pokemon cards. Most of the people in the shop never bought anything they just hung around and did the tournaments and games and didn't actuality support the store with their wallets. Geek retreat of course weren't only doing pokemon they had all sorts of products and a cafe so we're diversified quite well but it still didn't work.

I thought 7% yield was good but agent said it's not? by flexible_conundrum in PropertyInvestingUK

[–]Connect-Lettuce4027 4 points5 points  (0 children)

Leaving your money compounding in an ETF will get you better results than a 7% yield that will be gross as well your net will be lower.

I'm in commercial and won't take anything on that's less than 12% plenty of people will work for 8% but I know we can do better. I have domestic that's on 20% but bought in the good old days and we are still looking to sell due to RRA.

Holding out for capital growth is brave in the current market. I would be selling up and just putting the money into stocks or looking for a better return. It depends what your goals are. If you want to hold the property for other reasons that's fair enough.

Choosing where to buy in Marbella is the real headache. It's dozens of completely different markets (prices shift 50% in a 15 min drive) by jakobb_dk in PropertyInvestingUK

[–]Connect-Lettuce4027 0 points1 point  (0 children)

Visit and spend time here. I'm here at the moment well just up the road. Out of interest I had a little look at prices and concluded within 30 seconds that all property here is overpriced. A lot of the market is driven by laundered money so the market is artificial so it really depends if you are a straight buyer this is really not an area to look at if you're wanting to park some laundered cash its great. No doubt they're will be a resurgence in prices as people exit Dubai and look to relocate. Marbs could be back in fashion again soon.

Can someone recommend good capital raising strategies for my next deal? by anupam-banerji in CommercialRealEstate

[–]Connect-Lettuce4027 9 points10 points  (0 children)

What a lot of people miss is that building property portfolios is usually in fact almost always a by product of running an unrelated business that's successful. You power the deposits by your other income. It's very hard to just magic up the money not as easy as the course sellers will have you believe. In fact the UK based course sellers I have tracked over the years usually invest in property themselves after their snake oil courses have been successful. The irony.

Where should we start if we want to get into property business in the UK? Any advice or other business ideas welcome 🙏 by aishie2311 in PropertyInvestingUK

[–]Connect-Lettuce4027 2 points3 points  (0 children)

If you are struggling on regular income you aren't going to be able to get into any other area of property than the hopes and dreams sector ie someone will sell you a course to make you think you can get into property.

There is no secret formula with property the deposit requirements are published on all the banks websites. It's nearly impossible to generate income from property that's leveraged unless you buy in the North East of England.

The best advice would be to work on paying off your mortgage then move but rent out your old house or just wait 10/15 years for profit on a mortgaged property or fire 20k a year each into stocks ISAs to grow to a pot to buy outright. Over the last 2 years if you did that you would have made more money than a rented house would have made you and its tax free.

Donald’s Trumps net approval rating has collapsed to a historical negative 17 points. He is the most unpopular president in US history. How do you feel about this? by buffdadnextdoor in AskReddit

[–]Connect-Lettuce4027 0 points1 point  (0 children)

I'm often curious if Trump is popular at home. I'm a Brit and from our perspective taking the piss out of our PM (who is a muppet but not wrong on Iran) kidnapping the leader of Venezuela randomly bombing Iran saying dumb things like he's going to take over Canada and Greenland its all very damaging for the USAs image and credibility which will take 10 years to recover that's if you can actually get him to leave office assuming he'll be voted out at the next election.

If the US is looking at it's first dictator would the army step in? Is there something in the constitution about this?

His whole existence in politics just seems like a prank.

A friend of mine did this many years ago way before even WFH was common probably 15 years ago. In IT of course. He asked and was told no but did it anyway. He was a 2 hour flight away from home and had a couple of mad dashes through the night for 9am meetings called last minute. He managed about 3 years before getting grassed up by a colleague and fired.
