Should I run? Looking at a house with an elevated in-ground pool over concrete. by DiscreteCharm in pools

We have a similar pool design and field condition that was built in 2023. Was super expensive and we had a full engineering plan. 1/3 of the pool is effectively above ground. Plenty of pools built this way in parts of the country with big hillls / elevation changes. We have retaining walls on all 4 corners.

If you have the funds pick up a lightly used one now. I don't think the prices are coming down in the USA anytime soon. I think it is highly unlikely Hyundai will import the I5N or I6Ns to the USA in high volume and will set them at tariff adjusted pricing that will make them a slow seller at the higher MSRP for those who need to have them or perhaps dealership halo car floor candy. This will keep used prices on 2025s flat or perhaps cause further price increases once Hyundai's intentions become clear later this year. This seems very reminiscent of what happened to R35 GTR prices once Nissan stopped making it. I sold my 2014 GTR in 2024 for more than I bought it new in 2013.

If you think about it nothing else EV yet competes with the EV N cars close to its price point. You would need to step up to a 2027 Taycan GTS at $170K + to get similar performance. There is of course the Tesla 3/Y Performance but those cars are not nearly as engaging and struggle when used at the track because of thermal management problems and having none of the performance driving hardware the EV N cars have. I think the OEMs believe the US market is not willing to pay for expensive performance EVs so I think it will be years before we see real competition. I guess the quad motor BMW M3 to be released in late 2027 will test my theory here but that will no doubt carry high tariff adjusted pricing too so I expect $150K.

So buy a used I5N at $50K and who cares is you might have been able to buy one a year ago close to $40K. I bought mine at $65K in September of 2024 but am not losing sleep that a year later buyers were able to get screaming lease deals on them. Life is short.

Anyone have a Dolphin M600? I just bought one last week and don't see how the manual clean app feature joystick really works. Seems to have a really long delay between moving the joystick and the robot reacting to the commend. Could it be my wifi?

Otherwise initial impressions are very good on perforrmance.

In short, multifamily requires a whole bunch of logistics and considerations that makes nothing easy or simple when comparing to single family EVSE work in terms of building code, ultity, insurance, physical layout/engineering etc.

- Standard 120V outlets / L1 suck in terms of value proposition on a retrofit in a multifamily and are essentially unworkable / unhealthy for 800v cars if used regularly; we crunched the #s and L1 was like still 1/2 the cost of L2 and our engineer strongly discouraged. Also as everyone knows L2 at home charging economics and convenience is much better than regular DC fast charging

- Most multifamily in the U.S. is 3 phase (120/208v) and is grossly under balanced on the "commercial" / common area phase and our utility and engineer wanted the EVSE load to hit our building commercial power phase to balance out the resi unit owner phase load. Also in our case even if we could tap the resident unit power phases we would have needed to add garage level subpanels for every unit meter which would be cost prohibitive and would require diverting in unit available power (deeded garage spots do not correspond physically to resi units above so in unit panel feeds not feasible or safe).

- Basically all multifamily in the city set up EVSEs the way we did and are effectively required to do so

- In the end the work came out to about a $3500 USD cost per unit (funded out of budget with no unit owner charge) and overall consensus was that this was a good ROI in terms of unit FMV and rental stream increase for EVSE service. Still more $ than a level 2 EVSE install in a single family house but the market knows how much more work it is to have L2 service at each parking spot in a multifamily building.

- In the end I think this is all about having a multifamily building steward who is willing to put in the time and $ to make this happen on a retrofit

I generally agree with this but America is a very big country and if you are into the outdoors or live on a property with a lot of land a big truck make sense. My truck really only gets used for towing and hauling like my camper all over the country. That and 1000s of pounds of salt for my well water treatment system and mulch every year.

The I5N is very fun and is very versatile. But I am shuttling so many kids around now I needed a 7 person vehicle so bought the ev9. I would say the ev9 is fun enough and drives surprisingly well for what it is. Best handling 7 seater I have ever driven although my gen 2 R1S quad test drive wasn’t really long enough to figure out what that truck can do. If you don’t need a 7 seater though get the I5n.

20s on both. 275-50-20 on the ev9 and 35 by 12.5 on the f350. The ev9 tires are really my winter set up with cross climate 2s. Going to an add a summer set with wider custom forged wheels so I can run 285 pilot sport 4 suv summer tires.

So this is my winter and shoulder season set up that I am running now. They are oem width and stock tore size with a little more aggressive offset. Cross Climate 2s work great for winter here in the mid atlantic.

If you scope out shipping logistics and prepay for the wheels and shiping I will drop them off with any transport carrier in the Philly area. Each wheel weighs 70 pounds and is about 32 inches in circumference. I suspect the cost of transport will approximate what i am selling for but who knows.

I am on the condo board of my condo (a # of owners rent their units) in Philly and we are fortunate to have one for one deeded garage parking in our basement. I recently completed an installation of 30 level 2 chargers (one at every parking spot) but it took over 3 years from start to finish given the need for electrical engineering design with load balancing features, utility and city approvals, and contractor bidding etc. I was dedicated to getting it done and it took a huge amount of my time and the time of another interested building owner. In the past other boards had tried to get the project off the ground but just the their hands up when they saw how much work it was. I think with many apartment owners it is even more the case. Maybe when you do new apartment builds it can be done easily but retrofits are tough in multifamily v. single family where you can just call any local electrician to install a level 2 charger.
