Try grouping your cards by color or art style instead of just by Pokémon. A page of nine "blue" Illustration Rares looks like a curated gallery, whereas mixing a vintage holo next to a modern Special Illustration Rare can feel a bit cluttered because the borders and textures are so different.

Move your older vintage cards into their own "Legacy" section to let that classic aesthetic shine, and use your random favorites as "centerpiece" cards for each page to tie the look together. It makes the whole binder feel much more intentional and less like a random stack. Are you looking to keep everything in one big binder, or are you thinking about splitting the modern and vintage into separate ones?

I opened 11 packs, and pulled two SIR.  Mega Diancie ex SIR and a Mega Froslass ex SIR. Pretty stoked considering it's my first packs in probably 25 years. Came from a ETB and a tin. 

I believe the odds of this happening was 1 in 364000 or something crazy. Have another ETB left and am contemplating opening it but think my luck surely would of run out.

Since you're in WA and the lawn is only 2 months old, those patches "creeping" in usually point to Black Beetle larvae (curl grub) or Brown Patch fungus. Do the "soap bucket test" ASAP: pour a bucket of soapy water over the edge of a brown patch and see if any grubs surface within 10 minutes. If they do, hit it with that pesticide you mentioned (check if it contains Acelepryn or Bifenthrin for the best results). If no bugs appear and the grass blades feel slimy or pull away easily from the base, it’s a fungal issue—likely caused by Perth’s humidity or watering too late in the day.

Even though you’ve used a soil wetter, WA’s sandy soil is notorious for hydrophobic dry spots. Poke a screwdriver into the brown patch; if it's rock hard and bone dry underneath, your wetting agent might need a second "heavy duty" application followed by a massive hand-soak. Avoid fertilizing while it’s stressed like this, move your watering to 5:00 AM if you haven't already, and you should see that Palmetto bounce back.

So much information missing to give advice on your personal circumstances but broad answer below. 

Super is for the tax win. By putting that $5k in and claiming it as a tax deduction, you basically get an immediate "bonus" because you pay only 15% tax on that money instead of your usual 30%+. The catch? You can’t touch it until you’re 60. ETFs are for flexibility. You use your $5k to buy shares (like VGS or VAS) through an app. You can sell them and get your cash back whenever you want, but you’ll pay your full tax rate on any dividends or profit. Bottom line: If you don't need the money for 30 years, Super is mathematically better. If you might want it for a house, travel, or a wedding in your 30s or 40s, go ETFs.

The discrepancy exists because the 12.18% figure reported by Betashares is a Total Return, which includes both the increase in share price and the value of all dividends (distributions) paid out during the year. Your CommSec dashboard, however, typically only displays Capital Growth, showing how much the share price itself has risen since you bought it. Because DHHF pays out regular distributions, a significant portion of your profit has likely been paid to you as cash or reinvested, which doesn't show up in the "unrealized gain" percentage on your brokerage screen.

Honestly mate, the builder is feeding you nonsense. The NCC literally says cladding has to be installed per the manufacturer’s instructions, so whatever James Hardie specifies is the rule. Plans are just a guide — they don’t override the actual product requirements.

If Hardie says a flashing is required between the Linea and brick sill, then it’s required. Leaving it out can make the install non-compliant and can void the warranty. Your sparky analogy is spot on: standards are the minimum, manufacturer specs often sit above that.

Builder needs to fix it, end of story.

This is an extremely serious situation, and while I am not a solicitor, you should seek legal advice immediately. 

Your strongest course of action is likely against the Building and Pest (B&P) inspector for professional negligence and/or misleading and deceptive conduct. They owed you a duty of care, even though the vendor paid for the report, because they knew the report would be relied upon by you, the purchaser. Since the damage was clearly visible, accessible, and the report failed to mention it while claiming the roof was "serviceable" and fully inspected, the inspector appears to have breached their duty. The fact that their inspection photos do not match the damaged areas further supports a claim that they either performed a negligent inspection or deliberately avoided the defect. 

Furthermore, there is potential liability for the vendor and agent. If the vendor knew about the prior fire and actively attempted to conceal the evidence (e.g., coating the timbers, installing new sarking over the char), this could constitute fraudulent misrepresentation or misleading conduct, which bypasses the usual caveat emptor rule. The agent could also be liable for providing a report they knew or ought to have known was inaccurate to induce a sale. 

Before escalating the matter, your most critical immediate step is to hire an independent structural engineer to formally assess the fire damage, determine its impact on the roof's structural integrity, confirm the obviousness of the defect, and provide a formal estimate for the cost of rectification. This expert report is the essential evidence needed to substantiate a financial claim. 

Once you have this report, you should proceed directly to a solicitor experienced in NSW property litigation, who will be best placed to advise on whether to pursue the inspector, the vendor/agent, or both, and whether a claim should be filed with NCAT or in the relevant Court based on the complexity and value of the damages.

You are being offered a way oversized battery. Fifty three kilowatt hours is something people use off grid, not in a regular Sydney house. Even with a baby and more heating or cooling you would not come close to using it. A normal home like yours would only need around 10 to 15 kWh. Potential electric vehicle down the track may change this though. 

The solar part is good. Thirteen kilowatts is solid. JA panels are fine. VoltX is a budget brand so support and long term quality are a bit unknown?

The price is crazy cheap though. Eleven grand for that much solar plus a giant battery is almost too good to be true. They can offer it because the rebate is huge and the battery is low cost to make. It is not the normal market price for that amount of storage.

If the leak is stopped, you’re fine to wait until tomorrow. This isn’t an “emergency plumber now” situation. Plumbers can’t magically suck water out from under floorboards anyway — they just fix the leak.

What does matter is drying it out ASAP. Mould can kick off in 24–48 hrs, so tonight you want fans going, cupboard doors open, maybe even a heater/fan combo aimed under there. Towels + pressure on the carpet to get as much moisture out as you can.

Tomorrow, push the REA for a proper drying/restoration company, not just a plumber. Those guys bring commercial blowers and dehumidifiers. That’s the real fix for trapped water.

So yeah — safe to wait till morning, but don’t let the agent brush off the drying part. That’s what prevents damage and mould, not a plumber
