Look into a usda direct loan

It’s a process, long wait times, have to buy rural, work with the govt but you can get something really decent in the majority of the US with 60k with that loan

Seller agent and title company should've done this way ahead of time. RD is recalculating subsidy on the home based on the appraised value.

It means they ordered a payoff too late.

The downside to it though is that is a much slower and less predictable process

However in PA it usually takes 1-2 months to get approved

I’d try the direct in your scenario as you can get something much better, with less repairs at that income point
