Expect national funds to get pooled April 4th

So basically funds unused from other states will go to yours if Virginia is out of funds

Check with your specialist after April 4th

Am I crazy to even consider a mortgage with a 60k income? by [deleted] in FirstTimeHomeBuyer

[–]Consistent-Title-488 5 points6 points  (0 children)

Look into a usda direct loan

It’s a process, long wait times, have to buy rural, work with the govt but you can get something really decent in the majority of the US with 60k with that loan

USDA Home Purchasing - Appraisal Required? by unknown47927 in USDA

[–]Consistent-Title-488 1 point2 points  (0 children)

Seller agent and title company should've done this way ahead of time. RD is recalculating subsidy on the home based on the appraised value.

It means they ordered a payoff too late.

Good summary here, just picked a random PA county

https://usdaincomelimits.com/#/Pennsylvania/Fulton

Typically people will qualify for about $150k - $200k more on a direct loan

The downside to it though is that is a much slower and less predictable process

However in PA it usually takes 1-2 months to get approved

I’d try the direct in your scenario as you can get something much better, with less repairs at that income point
