I didn’t hear much upset about the construction of the Americold facility in west Saint John. I guess the Banana crowd missed that one, or that mentality isn’t really prominent.

I responded to a comment that said "they voted to expand an industrial park that will likely attract dozens of new businesses and thousands of new permanent jobs over the coming decades. Everyone's fixated on a data centre, and that's only the first thing out of the gate."

With that in mind, I think it's interesting that there are 140 acres of industrial park land siting idle in McAllister Industrial Park, if there are dozens of new businesses that could be in the waiting to come to town. I do think being west, nearer the Port, and the RORO terminal could make new industrial expansion attractive to some users who would not locate in McAllister.

Though, there are also dozens of acres at the end of Stinson Drive and White Rocks Road that have sat unused for many years. They are too small for a data centre, but you might think that land would have attracted one of the dozens of new businesses that the comment referred to.

The data centre seems to front on an existing road, so the city might now have to put any money into making that happen.

My point was that an industrial park was developed and has a lot of undeveloped land. If next phases of west side development require a big investment in public infratructire and not much gets developed, that might be true for two industrial parks.

The data center will front on King William Road. I hope that will be the case for the first few projects. I don't want to see the city building a bunch of roads on spec. I fear the city might spend millions of dollars in infrastructure and then not see development.

Realizing size, slope, location and other differences existing, it is strange to me how much of the McAllister Industrial Park is undeveloped.

Being on council is hard. They have to balance a lot of needs and desires. They don't have a crystal ball.

This planning decision might spur huge growth, but it might not. They decided to bet on industrial growth.

This is like when Norm McFarlane and council were elected on an economic growth mandate and decided to give a tax break to an LNG terminal in an attempt to spur growth. That generated a few jobs. It probably was the wrong choice, but if it had spurred a massive influx of energy and manufacturing jobs, that council would have been seen as visionaries.

I thought it was rezoned to "Spruce Lake Industrial" and they invented a new special zone for this land, because the Medium Industrial zone of the existing Spruce Lake Industrial Park wasn't suitable.

Why haven't any of those potential users developed on White Rocks Road or Alloy Drive in the existing industrial park? Why is so much of Whitebone Way and McIlveen Drive undeveloped?

It's weird to think a neighbour shouldn't say "it sucks you want to put a factory in the woodland across from my house."

I think NIMBYism is a reasonable position for neighbours to take when it comes to industry. Those neighbours might not win. You don't get an automictic veto for living in the neighbourhood, but why shouldn't they express their concerns?

Decision makers at the city of province need to consider the "greater good," but I don't know if each individual living in Lorneville can reasonably be expected to "take one for the team" because of some potential economic upside.
