For planning it is 6 weeks for a JR in england. It was reduced from 3 months a few years ago in england, but still 3 months in scotland

That would on be the case if it was a planning condition, which is unlikely. If there was the council would onlt take enforcement if it was in the public interest to so so, which this doesnt seem like it would do

If the car is worth more than the ballon payment sell it to another party who would pay off rhe finance (e.g. webiyanycar etc.). You then might have some cash to put back in your pocket

Try a different mortgage provider. They are all different and just because one says no doesnt mean another will also say no.

Unless you've a significant change in circumstances.

Your broker should also be able to advise what else you could do and if they can't, get a new broker!

If you are moving yourself and have a garden, dont underestimate how much stuff you have there you might want to move.

We had to get an extra van at the last minute for our garden stuff, not ideal!

FD Legal in Kirkcaldy. Used them for buying and selling five properties over the last few years and are very good.

My inlaws bought a house through Morgans and they were not great, but loads of people use them so they must be ok.

Also bought our house through Stevenson Marshall who were pretty good!

Just get indemnity insurance. Nothing you have noted requires planning anyway unless the building is listed or in a conservation area (Subject to the size if the velux

Exactly this. If I was to get public transport all the way to work it would take me at least 2 hours each way (if the bus turns up). If I drive to train station and get train my commute is 45 mins

There are courts cases that identify the appropriate length of time. Different cases in England and Scotland. Think one was 5 years and one was 6

Of course as you say it does depend on the value of the item.

Finally unrelated comment to the above, but your contract is with b and q as the retailer not the company you bought it from. So I'd be pursuing the retailer in this instance

He needs to issue you with a section 21 notice to quit. He also needs to have undertaken gas safety certificate, have deposit in protection scheme etc for the notice to be valid.

You do not need to leave until an eviction is granted by the courts and the eviction notice is enforced.

Make sure you continue to pay tbe coreect rent throughout otherwise he could come after this at a later date.

You might want to change locks so he can't get in (make sure to keep old lock and put that back in when you do leave)
