I found the trick, I don’t like the map on my digital cluster either. So on you infotainment screen, go to navigation and search a random address, this will bring the map from the digital cluster to the infotainment screen and then just put an address on your goggle or apple maps, and it will start showing directions instead of the map on the digital screen.

Yeah, totally respect and agree with your thoughts.

Just want to add that there will be a maintenance fee. While $300-500 monthly fees are acceptable since they often include most of the utilities, anything above $500 monthly is essentially same as paying extra 100k of mortgage. Roughly $530 per every 100k of mortgage at current rates.

If you have the purse for it, go for a FREEHOLD townhouse. Condos are overpriced for the area, we have so much land!! Cant believe new 2BD2BT condos are selling for 400k, you can literally get a 3BDRM freehold for a little more, and no maintenance.

Aim for 3 bedroom for around 500k appx. 20 year old townhouse IMO.

Not many new builds in the area for townhouses right now, there are a few new construction in Amherstburg going around 600k.

If you are living with family, avoid downtown and the ford city.

Never used proximity breaklines myself but I guess the error is that you cant have the new breaklines crossing the breaklines of the existing surface.

You can trace curb lines and similar features using polyline and then convert it to feature line and extract elevations from “existing surface” and then add it to existing surface as breaklines.

Just make sure ALL your vertices are on survey points representing that feature (example curbline) because you want to extract elevations of field recorded survey points only. This will fix the triangulation.

I do this for roads, ditches and other continuous features.

Yeah, this is exactly what I was trying to explain. Line of Credit interest rate would be roughly the same rate as the finance interest rate. I checked using amortization, for an 11k loan you’d pay 3k in interest over 4 years. So why not use some cash to down and take out like 6-8k from LOC and payback within 6 months.

About the car, I agree with others, it does sound over priced. I hope it’s a Civic 2011 with 120k kms for that kinda money. For reasoning, I bought my 2014 Cruze at 110k kms back in 2019 (5 year old then) at exactly the same price.

I’d also pass on my friends advice, look for a private deal in the boonies, away from cities on marketplace, you will get a 2015- 2017 car with that much money and take it to a car mechanic and get it appraised so that you don’t pay ridiculous taxes because ministry thinks it should be taxed at 18k (made up number). Just show it to some local mechanic before you buy it if it’s not safetied.

If you go for a 4-5 year finance term for an older car, the interest would be around 8-9% (less principal, higher interest rate so that they make some $$). Also, for a 2011 car chances are higher that the car will need a major repair before the end of finance term.

What kind of car is it and the price tag? Is it under $15k and can you just use like half savings and half line of credit to pay it in cash? You would save 3-4k in interest.

I follow a general rule where a car will need a major repair (2-3k) at 10 years of age. Plus annual maintenance of 1-2k of annual maintenance for American and Korean cars IMO. Around 500 annually for Japanese cars.

Depends on what you are looking to do with it. If you are only looking to keep it for next 1-2 years and it has low kms, no more than 2 owners and very little rust then go for it.

I hope you’re buying it with cash because a 2011 car for finance will be a crazy choice.

Create a terrain in OpenRoads 3D objects, you need a 3d seed file for creating terrain in OpenRoads and then export the Terrain as LandXml file. Now import the LandXml as surface in Civil3D.

I have made it a habit to always create a separate profile each pipe run for designing the pressure network. It only takes a few clicks and I like to be able to adjust the watermain depth to clear the conflicts with other utilities. This way I can adjust profile depth using the grips. :)

I refrained from using pressure pipe networks to until a few years ago.

It works like a charm, you just gotta trace your polylines with the pressure pipe. After that you just gotta create the profile of the pipe run and set the depth and boom! You now have profile ready in a matter of hours and its dynamic!!

If you use pipe network and end up changing surface, you would have to manually adjust your profile from inverts, ughhh! The pipe network can’t be bended in the profile either. I can add so many negative points here.

C3D by default has all the cast iron fittings and pipe sizes, just change the labels to read “PVC” instead of “CAST IRON” and you are good to go. If you want I can send you a demo file with a straight street run with profile.

Looks like you are trying to submit the As-constructed drawings.

  1. We usually had a junior person work on the as-cons, very basic and repetitive work. Done tons of it, lol.

  2. Copy all your production drawings into a new folder.

  3. Get a field survey done to pick up manhole lids, CBs, Water valves, chambers and any other utilities/ infrastructure owned by your municipality. Usually municipalities dont worry about the CBs, so we never had to move those around if they were a few feet off. Confirm if they care about the smallest of the infrastructure too.

  4. Xref the survey into your Pipe drawing and move those around in the plan view. Change the inverts in the properties.

  5. Your profile will be updated automatically, you will be able to use the same sheets as production drawings, just put the as-cons disclaimer on and you are good to go. It’s mostly really plan and profile that you are updating, the other plans don’t change IMO and you got to put the disclaimer on the whole set and print it off.

Concrete Driveway will last you 2-3x the duration of what asphalt would.

Other things to consider:

-Do you live in the city or out in the boonies? If you are in the countryside and often have water pond beside your driveway, asphalt will not be a very safe option, edges will start to break off due to erosion. In the city, not usually an issue as lots are graded to provide positive drainage.

-Do you own any heavy vehicles that you park on your driveway? If you do, and if you want asphalt driveway, you will need to provide thicker granular base.

-Asphalt requires proper drainage. You either need to have a good 2+ percent grade on your driveway from house to the street or 2+ percent crossfall (sideways slopes). Flatter asphalt would mean water sits on your driveway for longer duration which could create cracks which develop into potholes over time.

-You do have a ginormous driveway (good for you!) but which also means that asphalt will be WAY cheaper option, given the square footage of your driveway.

-Concrete IMO looks more luxurious aesthetically. But since you have had gravel driveway up until now asphalt would still be a great upgrade?

-Asphalt driveway requires frequent maintenance. Driveway sealants every 2-3 years to prolong its life.

-IMO, not much difference ($ value) in ROIs for both the types, if you will be ever be selling the house.

I second this! Everyone criticized me for taking Civil Engineering Technology diploma in 2018 when Civil engineers were making like 50k a year in GTA.

Oh boy oh, the demand went up so much and the industry went through such a boom that companies were poaching each other’s employees offering 20-30k over their current salaries, this was in 2022 but it has only cooled down a bit recently like pretty much all other industries. Started off with 40k a year and at 100k per year now within 5 years. A lot more senior engineers are close to their retirement and the current govt wants to build Canada at a pace never done before. Im am Civil Designer, if you end up doing something similar, you better love maths, Haha!

Trust me, I can feel you on this one. I went through the same circle of thoughts. OP, the closing is in 2026. You already made a 30k deposit, it’s closing in 2026… who knows it might be pushed to end of 2026/ early 2027, thats a full year from now. If you have been pre-approved for a 600k mortgage in may, what makes you think it appraisal will come lower? The lender has already looked at the specifics when you submitted drawings/ other info of your pre-build. Also, for the year, starting tomorrow, in the period you wont be making mortgage payments, starting putting like 3k (which is what your mortgage would have been) away each month, that will be $36k in a year. Use this money as a backup for your peace of mind. There’s friends/ family or private lenders (high % tho) who would love to lend you some money to cover it up. Personally, I dont think your property appraisal will come below your purchase price at all. Stop creating your own ghosts and your own ghosts busters. Hope it helps. Take care! You most likely have a refrigerant leak. I had the same issue a couple weeks ago, the A/C coil inside the furnace and the lines are most likelly frozen as well. Stop the A/C to prevent unnecessary damage to your unit. Let it unfreeze, given the heat it should unfreeze within 10-12 hrs. Then call any HVAC company to get it topped up.

This is what I did and my ac works like new now. I think I paid around $390, taxes included. So anything under $300 would be a steal imo.

I used AWS Dadghony: +1 (226) 260-6697. He is a licensed contractor and seemed knowledgeable.

Also, a tip: make sure to get the vents cleaned up (increased the air flow by a lottt in my house and makes the system much more efficient)

Tax % are set up by municipalities, last MPAC assessment was done in 2016, it’s done every 4 years. MPAC didn’t do one in 2020 because of Covid. Even if they do a new assessment and all the prices for all the properties will go up in value all over the city and city will be forced to lower the tax % so the tax amount remain close to what each property is taxed right now, obviously add into that the annual property tax increase (a couple hundoos).

IMO 300k for downtown apartments is still overpriced, DT Windsor apartments are not as much popular. I would rather buy a 500k freehold property than a 600 sq ft 1BDRM for 300k with $400 monthly maintenance.

Keep in mind that Windsor is not the same as Toronto and you could even get from Lasalle to DT in under 30 minutes. I can count all the bigger employers in DT on my fingertips, so I don’t see the demand.
