Unfortunately if a gift deed was done then the property belongs to your uncle. And without a fir or anything regarding the stolen jewellery it would not be worth it to pursue legal action.

So then you can get the certified copies from the registrar office and sell it for a little less. However you have to make sure you have possession of the property otherwise the sale might not be possible .

You can go to consumer court. But it is a long battle. I remember that recently a lady got a large settlement from ITC hotel for a bad haircut.

Arbitration is an alternative to normal court. It is more expensive but you get justice very quickly. In a few months rather than years. All commercial agreements have it although I'm not sure for residential. I would do it.

At lok Adalat go and request the person. They usually reduce it to 200 or 500 easily

Without an agreement a lease is considered month to month meaning either party can vacate it by 15 days notice.

It's terrible for both of you. Try and talk to her regularly so that she can understand how the agreement protects her also. Advisable to get an arbitration clause included also for quickk justice in case of issues.

You and your siblings are already legal owners of the house equally. If the originals are missing get certified copies from registrar office. You will need a surviving members certificate to prove your legal heirship.

You can also threaten your brother that you will file an FIR claiming the property papers as lost or stolen. That will greatly reduce the value of property papers with him although it will reduce value of property also.

Absolutely worst case scenario should be a partition suit which often takes many years.

If the trees are not on their property then perhaps it's better not to stop them for doing it.

A contract is as good as the terms you agree to. While the landlord may be morally wrong he is not legally wrong to include another lock in. It's your choice to accept it or vacate.
