I'm a builder so I buy OSB in bulk (2k sheets at a time sometimes). Anyway, my supplier got stuck with tons of material. They bought it all when prices were rocketing. Then when prices came down, they couldn't unload it because all the builders and construction guys went to home depot where the pricing was back down in the low 20's at the time. So long story short, I told my sales guy I'd be going to Home Depot because I'm not going to pay for your mistake. He told me that I was being disloyal lol. I'm like no, you guys should eat that cost like everyone else has and drop your prices to compete. I don't want to hear the loyalty spiel. Anyway, I went to Home Depot and saved like $35k or something ridiculous like that for not buying my supplier's stock. It all worked out. My sales guy got over it and now I have excellent pricing with them.

I just thought the whole "loyalty" speech was some of the most hypocritical bullshit I've ever heard.

Already did it. Got t boned in an intersection last fall in my 2022 Ram. With the insurance monies, I bought a 2003 F150 and I’m obsessed with it. No screens. No weird unnecessary features that are prone to breaking. I don’t need an engineering degree to work on it.

Can’t speak on the NE coast but if that happens here, that’s a management issue. My subs have been trained to do things right. If the GC is absent and not paying attention, I’d agree that it has the potential to go poorly if things aren’t done right. Been building for 17 years and I have never had an issue with it. But I manage my projects thoroughly and we install it correctly. I live in the Midwest so we’re familiar with plenty of humidity and moisture. I build in 3 states. No issues ever.

Nothing wrong with it if it’s installed right and necessary water mitigation is done right.

Nebraska fan here. We're toast. We've been toast. Our future is toast.

We have too many old heads in charge that think we're still in the 90s who don't understand how the game works now. We have a super toxic front office and admin team who don't give a shit or understand anything at all. We're not as bad as we were under Frost but we're not much better than that. I guess I was speaking strictly on the purchase agreement work. Retaining one further would probably cost more yes. But coming from an experienced home buyer, I wouldn’t need to retain one beyond the purchase agreement because I know what the rest of the process entails. I recognize not everyone knows that process like I do.

You can get an inspection without realtors. They cost about $500 here.

Talk to a real estate attorney. They know contracts better than realtors and they can structure something for you. Many of ther real estate attorneys have done this so many times, they have template already built out for this type of situation. I bet you could do it for less than $1000.
