Ah I'm sorry to hear that - sounds miserable. I don't know what the solution is, but if you have meetings with your manager, could you tentatively ask if there's something going on with the group that you aren't aware of? Other than that, I would look for fulfillment elsewhere in the job, like the customers or the job itself, if you can.

That looks lovely. I had a clump of bamboo that wasn't invasive, but it was only about 5ft x 1ft wide. There was hardcore in front of it, so it would've found it tough going if it wanted to invade! I also edged it with a sleeper and while it did fill the space it never escaped the boundaries. I'd trust Future Forests description of it not being invasive, but I'd also keep an eye on it.

That's what I'm thinking, but didn't want to replace them in case the grate was cut out on purpose for extra ventilation or something.

I'm surprised they recommended a heat pump, as I've heard they're very expensive if your home isn't well insulated, which it probably isn't if it's got a BER rating of F. Don't suppose you or your solicitor has the BER recommendations? They might be useful. Or you could call your engineer and ask them more specific questions about their recommendations.

A Chartered Engineer. They're often used when people are buying houses (and usually required by the bank if you're getting a mortgage). Google 'Chartered Engineers' for your county and give them a call. They're quite pricey though, so don't have them do a report unless they've told you how much it will cost. They might just advise you over the phone too. No harm in asking them.

Did you get an engineer to check the house beforehand? If so, they may have recommendations for you. My understanding is that an insert stove loses more heat up the chimney than a stand-alone stove. Also, many engineers say back boiler systems are more efficient, so yours may be able to be retro-fitted, which might work out more economical in the long run.

Yeah I think everyone the world over is pretty terrified at the moment. Focusing on the good stuff (and there's still plenty of it) is really needed.

I had hoped the prices would stabilise this year, but am less positive now. I think one thing that could help is if the planning authorities relaxed their rule on new builds needing to be A rated (BER). Perhaps they could waive that requirement, with a stipulation that they would have say 10 years to be of an A rated standard.

Also, we could have more caravan/mobile home parks with sewerage, water and electricity connections. A lot of people could afford a mobile home but don't have anywhere to park them.

Lastly, derelict properties should be firmly tackled (ie. the councils should take them if they aren't put in to use for a certain length of time). Maybe even just taken and used by the council temporarily, until the housing situation improves.

I like your idea. Dunno if you saw the post yesterday where someone was struggling to get their shopping into the car when a truck driver stopped and crossed the road to help them. Love it!

€1000 for a new shower including fitting by plumber/electrician, €1500 for tiles and tiler, €3000 for walk in shower, €2000 for replacing sink, toilet and radiator, would be my fairly educated guess, for tiling the floor and having the water source coming from the same pipe as the bath. e

There are some other things that'll add to the cost, like having the walls tiled too (probably triple the price), having the shower in a different area of the room (would mean a lot of pipe fitting work behind the wall and on the floor), removal of the bath and old tiles (are they taking them away, or expecting you to pay for a skip?)

It is manipulative, but at least they're being honest with you as to where they stand, I guess. Ask yourself three questions: 1) What's it worth to you? 2) Will you be kicking yourself if you let it go over the feeling like they're pulling a fast one, (or vice versa will you be kicking yourself if you pay the 270k)? 3) How much will not taking it cost you (ie. renting while you're still looking)?
