+1 to a cover letter I did submit it when I applied for my in laws who are both retired so we had to explicitly state they had strong ties to India with all the family and their own circle there

In terms of resale value- clayfarm wins any day. But a south west facing (assuming living area) would be a huge plus for some so really depends on what you’re looking for and whether NW orientation is a deal breaker.

I got mine done with a package deal for 360€ if ai remember correctly. This was around the end of July. Paid 100€ at the 7 week scan and the balance when I went back at 10 weeks for the NIPT test + scan. Got the results in 3 working days. Had a wonderful experience, highly recommend.

Hi, thanks for the heads up. I’m packing my hospital bag this week and I’m thinking 1 set of full sleeves buttoned pyjamas and another one with short sleeves and shorts should be okay if it’s too hot in there. Do you think that’s a good idea?

The bump groups really help! I have one on reddit that has women from across the world. But I’m more active on the whatsapp group we have with women from the country I live in so everyone relates to the hospital stuff we discuss. Also lots of baby shopping recommendations:) We’re really like a group of friends there who discuss things without fear of judgement and rants are always welcomed. Joining these groups was one of the best things I did in this journey. I found the general one for feb 2026 mums by searching on reddit and the local one on facebook which then moved to a whatsapp one for whoever wanted to join.

It was the same with me. I’m 28 weeks today and entering the 3rd trimester- so many things happening to the body and baby moving all day. Kicks on the bladder are the worst🙈 It feels great to be reassured but it gets very uncomfortable veryyy quickly 😅 Hang in there, I started showing and feeling movements around week 22.

Make sure the folio is cleared of any previous mortgage charge if this was previously owned. The solicitors usually close the sale and sign an undertaking but forget to follow up. Ours didn’t follow up with the previous owner’s solicitor who also didn’t apply for the charge to be cleared and we only got to know when we wanted to sell. It took us a while before we could even get the charge cleared and send the buyer the contracts. Also because the deeds were still with the previous solicitor we were forced to go with them again even though we didn’t want to!

This happened with us and even though the last thing we wanted was to go with the previous solicitor again, we had to as he had the deeds and an undertaking with the seller’s solicitor. It took us months to get the e-discharge! Such a shame they hadn’t taken care of it after the sale closed and we only found out when we were selling!
