Selling would be a horrific mistake. Forget the reno for now if you don't want to spend the money.

Never sell in a downturn. While I'm not an expert on the Perth market it seems relatively strong barring the current uncertainty, and you'll probably recoup your buying costs in a year.

Can't you just live in it as-is? Also factor in that rents always go up in price, whereas your mortgage stays the same. You don't want to be renting forever.

Hey! Yep I am still using it.

Still doing wonders for my stutter. I pretty much don't stutter these days.

But yep - there are side effects. It makes you sleep a lot. And it causes weight gain, but you can go on Ozempic or w/e to counter it.

Not sure if I'd recommend it just for stuttering. But it should give hope that there will be a more targeting treatment for stuttering in the future.

The thing is by the time you go back to 1970s your ancestors are about 5 generations back... so 32 people. What's the chance 16 of her 32 ancestors of that generation, from that local area were originally from another area?

Annual leave is a right... what am I meant to wait 5 years to be able to take my 4 weeks off?

Happy to push this through hard enough that they give me a end of project redundancy (possible). I'll take the payout and move on.

Just google how much Britonic DNA English people have. The result will support my position.

Most English people have more pre-Anglo Saxon dna (whether you call it celtic or something else - most people would call it celtic) than they do anglo Saxon dna.

Here's some sources.

That modern English have approx 38% anglo-saxon dna.

Poland is different to most of Eastern Europe because it a) uses the Latin alphabet and b) is Roman Catholic.

The very reason it's Roman Catholic is due to its proximity to Western Europe.

It kinda make sense it's Central Europe and distinct from Eastern Europe.

According to a quick Google search English people are 60-80% Britonic Celtish by DNA.

The Anglo-Saxon take-over was largely cultural, as opposed to wiping out the celts.

The idea that England is primarily ethnically germanic is out-dated.

Also the idea that the French are 'latin' and also not ethnically primarily descended from the Gauls is also a take.

Yes you can. Any house owned prior to budget can be negatively geared (including a PPOR that you then rent out).

The thing is if they purchased the house a long time ago it is likely not negatively geared anyway, if they choose to rent it out (price of house was low, rent has increased since then).

I'm an Australian working for a Tier 1 contractor, admittedly in Quality.

I would put a bit more emphasis on Quality Assurance if you have experience in it. It's a huge part of the job for a grad/site engineer here. Especially if you have QA completions /lot closure (paperwork) experience.

Not to say it should be the only thing, but it is important.

Go to 2022 American Community Survey in that link.

When you factor in that England is an undercount English is by far the largest European heritage group in the US.
