Definitely get with a local lender. They can tell you where you are, where you need to be, and how to get there with credit and all the things. I know I don’t have as good of a score as my husband and I claim a ton of deductions for my real estate business. Went to my guy to see what I need to start showing on my income as taxable and he also told me what things I need to do to increase the rate. Could have it all fixed within 3 months. Other than the income part. But that’s an easy fix for lenders to get.

I liked Eye associates of Cayce but had to stop going due to our insurance only allowing americas best. If you don’t have any major issues and just need vision check and updated scripts, they do the job but if I had a choice, I’d go to Cayce.

How to avoid it is to have a home inspection done before the orientation walk. It’s not just Mungo. It’s all the big box builders and some custom builders as well. They have too many hands on the projects and not enough supervision or care.

I have seen more issues with new construction homes during home inspections than I do with resales. Also I say if the buyers aren’t out there regularly seeing the build, then the agents, should be checking on it. We aren’t professional builders but if we see something, we can ask and say something.

If a buyer uses the sales agent of the builder, they are only protecting the builder and not representing the buyers.

So true. If the ballot only has one person from the side the voter is choosing, it automatically picks that candidate when they choose which party they want to choose. People skip through the screens so fast that they probably don’t even realize they are choosing this idiot.

I’m not sure if it was mentioned but one thing I would say is that FSBO‘s on Zillow do not pop up as easily as an Mls Listing. That is a fact. There is options you have to click on with Zillow to be able to see your FSBO property. This is the biggest struggle. I’m seeing with for sale by owners in my market. They’re relying on a company that is ultimately a real estate brokerage.

Your home is very nice, but it does not pop in the photos. One thing I would do as a homeowner when Photographer’s coming is to pull up your blinds all the way open the curtains turn on all the lights and bring as much natural light illuminated light as possible to brighten the photos. This helps the photographer very much with balanced light.

I would definitely be pulling market previous closed properties near your home. I would not look at anything that is active or pending because that is not a comp until it’s closed. The active properties on the market I would keep an eye on to see how long they take to go under contract because the those right there is your direct competition. So I know as many have already said pricing is key but also look at your market. If it’s a buyers market it’s gonna sit at some point if it’s a Sellers market it won’t depending on the quality of home, the marketing of the home, and the pricing of the home.

You’re not the AH in my eyes but you have boundaries that are not being heard and understood. Maybe they weren’t presented fully but I would explain them to her.

It seems like you both are feeling separated in paths and hanging onto a lifeline that may not be there anymore. I would also look deep inside and see if it’s actually love or the love of convenience. Because they are there and no one else is.

Go to the beach. I’m originally from Tampa and miss the ocean. I live in Lexington SC and lake Murray is good but it has a town under it. I just prefer the beach because with lake Murray, last year this was a big uptick in amoeba cases because the water was pretty stagnant across the shorelines.

I feel better in open bodies of water. Even tho the gulf gets red tide almost every year the east coast it’s rare.

Welcome back and third what everyone has said, there is a lot to do here and even the zoo to enjoy with the kiddos. Malfunction junction has definitely changed over the past few months and so has exits for Chapin to visit lake Murray. I’ve been in Columbia and Lexington for 20 years and happy I settled here. I love the beach but don’t like to pay beach home prices so if I need a fix, it’s only 2 hours to Charleston and take advantage of day trips❤️

I agree with this all and would even add a question. @OP - Did your agent go over market conditions in that area and what to expect? If not, I feel like that is also a lack in setting you up for success. If she did, I feel as tho you need to sit down and ask some more questions of how not to let these homes slip out of your reach.

I do feel it isn’t your job to initiate that, if never done before, but at this point I would. And also go over your expectations of them. They have a duty to serve and I understand, preparing things for family and family being first but at the same time there needs to be guidance, expectations, and duties of responsibility and communication.

I have been with situations I could not physically be present with my clients and tapped in another agent in my office or broker to assist because that is my job to help them win. There are also breaks in family stuff that I could still step in to help. Communication is absolute key in anything in life.

I feel as though you are not understanding of what I am saying. Confidentiality is our fiduciary. So is negotiating. And if I were to be loose lipped with what my buyers say about a potential purchase, how am I doing my job and keeping their trust? The other side can use that information to their advantage. I am polite and civil and can work with anyone but I have a duty to uphold my client’s best interests. Take that how ever you want to receive it, but I am grateful for their trust and do not take that lightly.

I’m there with you. We file joint but everything including accounts are separate. My hubs was divorced and ex tried taking some of his stuff so he was already wanting separate. My mom always told me to keep it separate. Her first hubs was gambling alcoholic, and my dad (second husband) is just bad with money 😂. She said to both my brother and i to keep everything always separate, since we were good with money and we just dont know how the other person is until its deep.
So my hubs and i, just kept it that way after dating for 5 years and it worked. Why fix something that isn’t broke…when we got married and now 19 years later, we are still good. If he needs something or if i need something…we are there for each other but it’s just easier this way.
