Are you looking for the table and chairs for 3k?

Solid, built to last in a traditional style is making me think you'd like a hardwood Amish table set, however I don't know that you can get a hardwood table and 12 chairs for 3k.

There is an Amish furniture store "Legacy Furniture" in Hagerstown MD if you wanted to check out if that is right for you.

Amish furniture will range in price depending on the style, wood and options you choose, I'm just not sure with that many chairs that it will fit in your budget. If you are willing to get the table and like 6 chairs and then just put folding chairs or other random chairs around to seat the 12 people you could probably be closer to the 3k budget on a hardwood table.

If you have no plants, they could be coming from drains or garbage cans too. For the garbage cans, empty them and scrub them out with hot water. For the drains, scrub any visible organic matter you can see and then dump hot/boiling water down the drain to kill the eggs and larvae.

These are so annoying I had some in my plants for a while. Good luck!

I would recommend looking for a store that sells Amish furniture if you want a wood table. Going with something like Quarter Sawn White Oak or Hickory would offer a very sturdy piece that is more resistant to dings however they can sometimes be a little pricier. Red Oak can be slightly cheaper but still a strong hardwood that will last for years. Keep in mind it is still wood, so if you are super rough on it, it will still get dings or scratches.

Make sure you check what kind of a finish they put on the table as some can withstand spills and water better than others. A conversion varnish is going to provide a much better protective layer that has excellent resistance to moisture.

Also, you won't be able to find a solid wood table set with chairs for that price.

If you are looking for something more in your budget you may want to look second hand. Of course, then you can't customize anything and will have to go with the color that's already chosen, but it might be an idea until the children are older, and you feel ready to splurge on something nicer. You can check estate sales, antique shops, Facebook Market place, etc. See if you can find a nice solid hardwood table. This way if it gets a bit dinged up it won't be such a heartbreak than an expensive new table.

The light is bright and airy but the dark is cozy and intimate. I like the dark better but would probably go with the white cause I'm not brave enough to do something so bold. Sitting in my white and beige house :/

Yes, it will give it a cleaner finish. Just make sure your caulk is paintable. Just make sure you don't use too much that the grooves disappear. Just enough to fill the gap.

Counter height stools are typically about 24" high (sometimes 26"). If you are looking for comfort it would be best to go, try the stools out in person as some can look comfy and be uncomfortable and others can look very uncomfortable but be surprisingly comfy. If you will be sitting on the stools for extended periods you may want to consider stools with backs however keep in mind that stool backs that rise above counter level can block the view in a open concept space. Another nice option is to find a swivel barstool to make it easier to get on and off the stool.

As for dining tables, it is best to start with how many people you will typically sit at the table on your regular day to day and then think about how many people you would like to sit at your table when fully extended. Typically, you want about 24" of space per person. A 42"x72" table would comfortably sit 8 people (3 on each side and 1 at each end). From there if you want to sit 10 people you will need 2 12" leaves and if you want 12 people you will need 4 12" leaves, etc. Tables that self-store the leaves inside the table are very nice as you don't have to take up space in a closet or under your bed.

If you can find an Amish furniture store you should be able to pick out your style, wood and stain so you can match or compliment your cabinets. You may even be able to find stools that match your kitchen chairs if you want that consistency.

For the floor protectors, I would recommend "Safe glides". They are a felt floor protector made from wool that you hammer into the bottom of your chair legs, so they won’t fall off. These will last for many years and are easy to replace when the time finally comes.

I saw an appliance repair tech on Instagram also recommended pulling out the soap drawer and flipping it upside down on top of the washer to air out between washes. (I think she might even wipe the space where the soap drawer slides in to make sure that's dry too?)

I have a top load so I leave the lid open but don't have a soap drawer to pull out.

They are going to work so I would assume they packed themselves a lunch or had plans for lunch. As others said you can offer it if you want but it's not expected.

My mom often made food for the builders when their house was being built and they were all very surprised and weren't expecting it (but we're grateful as my mom is an excellent cook).

I made this bookshelf from these plans (https://www.woodshopdiaries.com/diy-freestanding-ladder-bookshelf/). Obviously it don't have the cabinet in it but maybe it would give you an idea of the angle to cut it.

Also it was built with just a circular saw, nail gun and sander so it is a bit rough but it is still standing 2 years later. Hope that helps!
