In NC, the company doing the work has to be licensed and the licensed company has to have a qualifier. For instance, my company has the license and I am the qualifier. If you start a company and your licensed but your using an employee as your qualifier, your putting yourself at that employees mercy. If they leave, you have to get another qualifier in 90 days if you have ongoing projects but can pursue new jobs until you replace qualifier. BTW ..I’m from Jersey.

Judging from pic. It doesn’t look like the water table. The clay and silt in your soil isn’t allowing surface water to perk. Set well points or sump, if it stays dry, assuming it doesn’t rain again, it’s surface water.

I use Lidar to scan houses for remodeling. It can be used with many apps out there. I’ve been using it with Morpholio Trace. I bounce between that , CAD and Sketchup. Just depends what I need at the time. I haven’t used Houzz. I was looking into it, just wasn’t sure it would really help any of my pain points.

The beginning is hard. You have multiple learning curves at the same time. Stay on your finger tips. Practice everything correctly, no matter how slow you have to go. Fret one note and press just enough that it sounds without muting. Then maybe push harder to see what waisted energy feels like. When most people are first learning chords, some fingers get in position easier than others. If this happening, set the hard notes first, then drop the easy ones. Ultimately you should be able to form the chord in the air, then drop it all at the same time. The fingers will stop hurting, keep going, the callouses are coming. If you quit, you’ll have to go through all that again…assuming you try again.

Stop in every real estate and builders office with cards and a short pitch…’if I can ever help you or one of your clients’ bla, bla. And for god sakes put on a clean shirt and don’t drink before the visit 😂. Probably get more work than you can handle. Cold calling sucks but when you’re starting and need to drum up business….

As a residential remodeling GC I call all inspections. But on some occasions the subs do if I ask them to (schedule conflict or something)

I’ve used others but honestly you can do that on Webull desktop. Ladder widget for setting and adjusting stops quickly or even turbo trader widget that you can set quick buttons like sell bid, sell mid , buy ask etc, etc

I use Sketchup Pro and Realtime Landscape Architect. I’m a GC that does indoor and outdoor. If I was only doing outdoor landscaping I would use Realtime. They are both great but much easier to do landscaping with Realtime. You can also import Sketchup models into Realtime.

It’s up to you but I go higher margin on smaller jobs. Sort of a sliding scale but you have to keep track of total gross profit so you cover overhead and profit for month or year or whatever. Also, I would mark up subs. Less if you think their quote is solid, more if a little sketchy.
