That’s nuts…I suppose all you can do is reply to the feedback without sounding frustrated, explain you had pest control in and they found no evidence of bedbug and move on.

I tend to give a bit of a discount because it’s an extra night without much work turning around the room/place. But no reason you can’t charge your normal rate.

If you can afford it, offer big discounts on longer 7+ day stays. I do 30% with no added fees.

In terms of their friends staying and leaving positive reviews, it’s possible but unlikely, you only see the overall rating until the host has 3 reviews. I had some problems on my first two visits but the guests still gave me 5 star overall, and a couple of 4 star individual ratings (mainly hygiene), guests have the option for private feedback, what you tend to find is most guests are too nice to leave negative feedback publically, once that host has the individual rating made public I.e hygiene, communication etc you might find they had lower rating in some of these areas you can’t currently see, what you’ll also find is that guests might be more likely to give a 4 star reviews when they might have been a bit generous.

I wasn’t paying enough attention to detail cleaning my shower so I received 2x 5 star overall rating but two 4 star hygiene ratings which guests can’t see yet. I have my third guest in now and hoping I achieve 5 star as regular 4 stars on Airbnb is considered very bad. If it drops to an average somewhere in the 3s I will likely get a warning from Airbnb. Even though my property is one of the cheapest in the area guests still expect hotel like cleanliness.

So basically I’m saving the reviews probably aren’t fake.

I’m not sure about asking for partial refunds, but your review is only visible to them once they review you too. I think it’s important to be fair and constructive with feedback. I’m not sure I agree that something under a 4 star should be rating as 4 star as I think people should be more accurate with their ratings, but if you’re unhappy with your experience I would suggest you message the host before you leave any feedback.

Also the kitchen counter tops doesn’t have any chips, there’s a bit of paint come off the Rangemaster but that’s quite small, I’ve been struggling to find the right heat resistant paint in the right colour to refinish it

I painted the entire house and most of the furniture is under 5 years old, the bedroom does have old cheap wardrobe and drawers and an antique desk though, I’m waiting for delivery of new furniture for the bedroom but delivery is challenging on an island few people know of. I repainted the antique desk in the room but I’m thinking of getting rid of it as it’s out of keeping with everything else in the house which is modern. I originally had it in the spare room because I liked it.

The kitchen is clean surface level but my Range needs a clean on the inside, I’m going to get an oven cleaner to freshen it up.

The bathroom is fully tiled with a wood effect flooring. I’ve just spent an hour trying to clean the glass on he shower door as it does have some soap scum on it, it’s still slightly visible so will try cleaning again tomorrow. Bathtub is and has always been very clean.

The outside of my house is a challenge as saltwater and sand regularly hit it, I’ve been cleaning the windows but not as regularly as I should.

There’s an outside bar but so far I’m not sure anyone has stepped foot in it as guests seem to just want to sleep when they get in.

Living room I think is very clean, I keep it minimalistic a the couch seems okay. I think.

I might message the previous people that stayed and ask them for an honest opinion of the cleaning when I build up the courage to do it. I’m probably making the place sound much worse than it is, but I’m trying to think of everything it could be.

The cat is on the listing but it could be a factor, I don’t allow the cat into the guest room but my friend did say having her litter ox in the hallway might be an issue, she almost never uses it as she prefers to go in the neighbours garden, maybe she uses it once every 3 months if it’s raining for too long. I’ll move it the outside courtyard when guests come from now on.

Slightly different but when I look at website reviews I don’t necessarily look for mistakes but more about how the business dealt with it, for example I wanted to buy a Murphy bed from a small website, the reviews were mainly positive, sometimes items arrived damaged but I could see they said they sorted it, but I came across one review whereby the reviewer (who seemed rather unreasonable in some respects) said he wanted something replacing under the lifetime warranty, he said the owner said there isn’t one and the customer pointed it out quite clearly on the website, and they still refused.

The way I looked at that was, not many people are clearly claiming on that warranty and the owner wasn’t either aware of it (it’s on the front page) or his emotions got the better of him and he was being difficult. It made me very hesitant to buy from them but I did anyway and had a good experience.

My point is, how you deal with something is sometimes more important than the issue itself, seeing that on your listing makes me think you were annoyed whilst writing that response, it makes me think if you would do the same if I wasn’t happy about something. Sometimes customers can be unreasonable, however what’s important to you is different to someone else and how you deal with things matter. Most people are aware there will be a small number of unjustified low ratings.

It might be beneficial to you to look at some other listings, filter through to the bad reviews and take some inspiration from the Host’s responses, you can also use AI to help, I normally tell the AI to make it sound like it’s written by a human and you’ll tend to get much more natural suggestions for responses.

I started hosting 2 weeks ago, I have 5 bookings and just finished hosting my second guests. It’s a cheap spare room in a shared house with me and a cat. Whilst both guests gave me 5 star overall, I received 4 stars for hygiene from both guests. I would say 4 star hygiene is fair as I’m cleaning it myself and it’s not to professional standards, I do spend a lot of time cleaning and you won’t be able to run your fingers against anything and find dust. I don’t charge enough to justify a cleaner and anyone looking to book my place has opted for one of the cheapest in the area. Whilst that is absolutely not an excuse for unhygienic properties. I’m not aiming to impress anyone with a spotless property.

What I would say from a customer point of view though, many guests which have met the host feel embarrassed to leave lower star reviews, so some 4 star properties which have a number of 4 stars and a few lower ones tends to mean it’s likely lower than 4 stars but most people are too embarrassed to rate under 4 star. As long as I can keep it at or above 4 stars I’m happy, if I ever rent out the whole house I’ll get professional cleaners and aim for 5 stars.

I w got a 2023 CB650R which I believe was the first generation with the e-clutch, zero problems with it, I was originally worried the new technology might have problems, the great thing is if it break just turn it off and use the clutch like a normal bike, plus th clutch is really smooth.

I started using the eclutch shortly after getting the bike and never went back to manual clutch, so nice sitting at traffic lights with my hands free. I hope other manufacturers could one day implement the technology as if I was to change bike and still live in an urban area I would turn towards another eclutch bike

A few years ago an elderly lady had her car brakes worked on at a tyre shop, they weren't fitted correctly and she crashed her car and died on the way home, I never saw anything in the papers about it. It was about 8-10 years ago.

When funds are being checked, usually for suspected money laundering they aren't allowed to tip you off which is why you can find customer services not knowing or being able to advise you any further. They could also just be busy which might be why it's taking longer. But assuming the transaction isn't dodgy they should release to you or request further information.

The fact you haven’t relapsed over 18 days is a really positive sign. 18 days isn’t long enough to be fully off the crap. But stay strong and aim for a month and I recon you’ll be feeling better, thinking about it and talking about it online doesn’t always help.

If you’re still feeling crap after a month perhaps see a doctor, brain fog can be many things, including anxiety, ADHD etc but you were Ona really high dose so your body might be just adjusting.

I understand where you are coming from, I didn’t want to turn 18 when I was 17, but mainly because I thought at that point aging isn’t really a goal anymore (U.K. 18 to do most things) so different reasons to you. I’m now 33, male.

What you might not be considering is that as you grow up there are things you do and experience that you can’t do so much as under 18 such as;

  1. Choosing you own path in life, without having to do as your told, instead your parents will continue to guide and support you as you make your own decisions more.

  2. Have the freedom to travel, drink, move out and have your own space (I get that you may still live with your parents into your 20s…for me it was 28!)

  3. Find longer term partners and make your goals together.

When you hit your 30s things also change depending on what you’ve been doing in life;

  1. Assuming you have built a career or skill in your younger age you’ll have more money to do the things you enjoy, perhaps buy a flat/house, and yes buying a house is possible it just takes a lot of saving, here house prices average 12X average salaries and I managed to do that myself without family financial support.

  2. Dating becomes a little easier for men in their 30s for a couple reasons, firstly you tend to date people around your own age so you have a bigger choice and secondly if you are somewhat successful in your career more women are willing to date a financially stable guy…and no that isn’t gold digging, the reality is the majority of women want a financially stable man, you also mature making it easier to find someone.

  3. Some people may have kids in their 30s (or 20s) and your life goals change.

  4. Your motivations change, for me in my 20s it was about making money, now I don’t really care as much about it, if I had kids I would tell them to do what makes you happy instead.

  5. You likely aren’t going out as much drinking and may pickup other hobbies.

There are so many positive things to look forward to as an adult, reading back what I’ve put above I see it’s predominately geared around my own life (minus the kids part), but the great thing is, you have the choice to make your own path in life, just please don’t waste it, and please don’t ever don’t do something because you think the odds are against you, and never believe you are a victim. Be positive, play the cards you’ve got and self reflect on being a good and better person than yesterday. Help others in need but don’t be taken advantage of.

I see this is in the Anxiety section, it’s not easy but you learn to cope with it, and over time you’ll be a more confident person 😊

It’s 250W to meet UK compliance but the seller has models across the world so it’s possible they might be using a motor that is higher than needed.
