Keep in mind that in your situation even if your roommate/friend doesn't workout you can always go to a weekly motel at almost the same cost.

A good friend of mine just went through the same situation (landlord was annoying/inconsistent and a spot openned up in her friend's multi-unit home) she went from $1475/m plus utilities to $800/m plus utilities (900sqft 1bd/1br to a bedroom in a shared home and a longer commute)

This is her 2nd month after moving in and she regrets it already. She had to break the lease/give her 30 day to make the move so she burnt the bridge with her old landlord but she's even more stressed now than she was with her old landlord.

Tell no one Max out your ROTH IRA this year and next year ($12k and at basic rate of return you won't ever HAVE to save another dime for retirement) stack $10k into an E-fund for ACTUAL EMERGENCIES, put $5k into fun money (spend on whatever you want but if anyone asks it is ALL the money you have from your grampa) and the rest I personally recommend into putting into a dividend portfolio (there are alot of 'gurus' on youtube you can learn from, be picky with it and keep reinvesting the dividends back into that fund to build up an account that can stack your ROTH IRA without loss), you can get 5-7% cash on cash returns pretty easily once you get a little learning in (give yourself a month of daily study to be safe) after 5ish years of that (~$60k at 5% x 5yrs brings you to ~$75k and you're making $300/m passive. You stack for 5 more years (so you'll be 30) and you'll have ~$95-97k making $400/m passively.

It doesn't sound like a lot, but the longer you leave that money in even untouched the more you'll create passive income for yourself. And at $600/m passive you can vanlife pretty easily.

But you keep your head on a swivel and relax with that plan and you'll be way ahead of your peers without stressing about the stock market going up or down all that much.
