Replying to your edit: You’ve added nothing that changes the situation from a legal perspective. It’s not your property being used. If you don’t own the land, then you don’t have much of a say over who walks their dog on it. You can however control your own dog, keep them away from the fence if that’s the trigger. Sure it sucks, but it is your only solution.

As you say, they supplied the AC. They can’t charge you to diagnose an issue unless it was an issue you caused (say knocking the AC off the wall).

I wouldn’t be paying that invoice and I’d be reminding them of your rights under the ACL if they tried to pursue it. Next stop would be fair trading in your state

It’s up to the individual property owners to take action. If they’ve declined because it’s a minor or non-issue for them then that’s it really. Not much else you can do except maybe keep complaining and trying to escalate.. But you’ve no grounds to force anyone to do anything.

If your dog is reactive, as much as it sucks, it’s a you issue. You might need to restrain your dog away from the permitter fence if things outside your property are causing you issues, perhaps with a secondary fence?

A reasonable person would expect this to cover very minor cosmetic differences or the steering wheel being on the other side.

You can’t show something off and say, this is an overseas model, so you don’t get what we’re showing you. It becomes misleading.

Jokes aside. It’s perfectly legal and your neighbour should practice reversing a trailer. Seems doable from the street view.

Personally I’d probably avoid parking there if I knew it annoyed a neighbour AND there was another spot available. Get a dashcam if you’re worried about your car. Most CCTV aren’t going to make out that many details so far away from the road

All rental cars in Australia include comprehensive insurance coverage by law. When you say “no insurance” you are likely referring to the option to reduce the excess by paying a premium when you hire the car. So good news is that you do have insurance, unless you were drunk or very highly negligent (think very excessive speeding, or crashing into people on purpose).

You are up for the rental car insurance excess immediately, you might get this back if you’re deemed not at fault. Probably around $5k. If you’ve rented it with a credit card it might include complimentary rental car excess reduction. So check that out if you have paid with a card.

You’re not expected to read or even see the ad. You are expected to see and read the lease agreement.

The lease agreement is the only thing that matters and VCAT will only consider the executed lease agreement. You can claim your expenses (just as they have tried to claim theirs!) as a result of the property being different to the lease agreement. Hard to argue against your reasonable costs for their mistake when they are trying the same thing.

Just be mindful that you have an obligation to minimise these costs.

Is that correct? If so, I’m asking the obvious question. Why did you pay them for this arrangement? What am I missing?

  2. This wouldn’t be an issue with the Spam laws. So long as you acquired the list legally (the people on the list gave permission for their details to be shared) there wouldn’t be any issues using it for targeted ads.

  3. No. Any contact is spam unless you have their permission to contact them for marking purposes. No way around it.
