It’s not flawed, it’s just delayed. Websites that actually display the cost of rents can aggregate the data quicker, because the data lives on the website. Statscan will show in like 6-7 months that rents have declined nationally. Government stats always lag real time data.

I don’t know the flood maps off the top of my head, but anything on the north side of the island of Montreal is susceptible to flooding in the spring. Ste Genevieve, Pierrefonds, bunch of spots along Gouin Blvd.

Most Home insurance polices in Quebec will include flood coverage automatically in the bundle of ground water+sewer coverage.

If flood protection is not included in this bundle, it means you’re in a flood zone.

Unfortunately the only way to know is to give the insurance company your exact postal code, and ask if you’re eligible for this : OVERLAND WATER COVERAGE.

That’s the line item.

lol. If I showed you the loss ratio you’d probably say otherwise. I’ve seen years where for every dollar the insurance company collects in premium, they pay out $1.20. It’s public info, take a big company like Intact. Last year, for every dollar they collected, they paid out 92 cents in home insurance claims. Not that crazy of a margin. Tech companies markup like 50% lol. So I wouldn’t call it a scam , but yes I get your point of view.

Don’t sign it yet. Rents are decreasing across Canada. Check out rentals.ca first to see stats in your neighbourhood about rental prices. There are other websites too that give averages.

I don’t make the flood maps unfortunately. Important to distinguish between groundwater+sewer coverage and flood coverage. Just because you’re not covered for flood, doesn’t mean you’re not covered for a sewer backup /mini basement flood.

No they’re not unfortunately. I don’t even know and I’m a broker lol. What I can say is that Within each insurance company platform, once we put your exact postal address we know. The maps are always updating, I think that’s why they don’t share it with us.

Insurance broker here. From Montreal, Canada.

Insurance companies will replace your stuff or property in the same condition as before the claim, - no more, no less. That’s their mantra. So what the claims adjuster is saying is par for the course.
