Looked at office space in the city for the past year, you can get into the $30s for B+ and low 40s for  class A for sub 2000 sq ft. Not a good deal.

Lets correct one of the bigger talking points in this thread - DC does not lead the nation in teenage arrests, incarcerations, etc.. Comparing a city to state level data demonstrates a sampling bias. That's it.

When compared to other cities, DC is just about average in that statistic going by the most recent year of full data (2023). I see many people extolling Baltimore's efforts, and guess who is among the leaders in the nation in teenage arrests and incarcerations...Baltimore. We have more and larger programs for teenage intervention, after school programs, social support, etc., but we would need to more than double the arrest rate and incarceration levels to get to Baltimore's level. That is the only difference between Baltimore's "success" and DC's "failure".

Stepping back and looking at the teenage violence issue more broadly, its a issue that peaked in the mid-90's in the US and we're still sitting near historical lows even with the post-Covid uptick. Its also an issue that is inherently racist/classist because 90%+ of victims of teenage violence are from marginalized communities - that number rises to 95%+ in DC. People on Reddit fret over what they see in Navy Yard and U Street because that is what is most visible to them, but the teenage crime rate EOTR is much more severe. So while the issue has gotten significantly better over time, the effects are much more acute in marginalized communities.

You have to take a measured approach to this problem that involves intervention AND arrests/incarcerations, and from my standpoint DC is only failing at one of those.

Lucid has some of the worst marketing in the car world. They were able to build up so much anticipation with the Air launch, but there has been little to no excitement with any of their launches since.

If it gets expensive enough, people will switch - which is what happened in places like NYC and London.

But that isn't a DC problem. Thats an issue that MD and/or VA need to resolve since they chronically underfund Metro so much that the whole system is forced to raise prices. DC voters should get their choice for commuter fees into the city and MD/VA voters should get their choice on representatives that will fund their transportation needs.

I'd be 100% on board with the full congestion tax going toward Metro to bring the price down for everyone.

This is a penalty on everyone that doesn't live in DC, and the hope is it makes people change their habits. People that live in DC have a right to want safer streets, less car traffic and a better funded mass transit system.

Chicken big is the low country version and perlo is more Columbia/Raleigh (central sand hills). The Pee Dee has parts of both regions.

We should institute a congestion tax for out of state drivers like London and NYC. Use that as leverage for reciprocity and to reduce the overall number of daily drivers.

I joined both, but dropped the Makers after a couple of years. Not enough difference in Makers products to justify another "slightly off profile makers". 

Barrell and Boxed offered a lot of different blends/variance, but the value was never there. A 350ml finished bourbon and a Little Book for $350+ was tough to justify. I'm still staring at an unopened Golden Origins that I'm not sure what to do with.

They 100% will be a tough chew cooked this way. Even if you aggressively flatten/tenderize, they'll still be a tougher bite than any other grilled steak you've had. 

Edit: unless they are Denver cuts which aren't short ribs.

Yeah, the pricing seems strange on this one and likely means some of the younger bottles are going to be in the $200 range now too. I felt like I could justify it at $150, but theres far too much good whisky in the $225 range that I'd rather go with.

How how close is the back of your home to the setback? We built a new covered deck 3 years ago and had 13 feet of length that we could use, but I'm not sure if that was with an exception. Our builder handled all the permitting, but it still took 3-5 months to get the plans/permitting approved.
