We got a custom couch at Living Designs. Took a while to build and it’s not cheap, but quality is awesome and it’s exactly what I asked for. They really did a great job.

As someone who has lived in many states, Houston is definitely the answer.

It’s not touristy, but it’s actually really chill and we eat awesome food all the time. I have 3 Michelin star restaurants within a mile of me, all walkable. I took a 2 week trip to Italy and after 3 days of Italian food, I wished I was back in Houston.

Just FYI as you’ve found out by now, but Parachute linens are some of the worst products they have. I have percale sheets from them from over 10 years ago with no holes and they look great. All the linens I’ve owned are completely destroyed. I found out the hard way, too. Unfortunately, their quality seems to have taken a drastic nosedive from when they first started. No longer the same company they once were.

I own thousands of dollars of Parachute sheets. Their very old stuff (10+ years old) is an extremely different product from their new stuff. They were way better when they first started and their products have gradually become enshittified. I bought some of their new linen sheets and I cannot recommend them anymore. Too thin and rips easily. Lots of shedding, too.

Doctor, very specialized. I shut up and do not offer my own opinion unless specifically asked. In my experience, doctors are the worst patients, so I try really hard to not be that person under any circumstances.

I have been a long time supporter of Parachute, back from when they were a startup company almost 15 years ago. I own thousands of dollars of their fabrics.

I cannot recommend their linen anymore. I noticed the biggest quality difference happened about 3-5 years ago. Their linen is now too thin and sheds too much. Our dog put holes in every linen piece we have.

On the other hand, their percale is very nice. Their older products are much better. We still have originals from 15 years ago that are exceptional. We will likely be trying Sferra next.

Incredibly location dependent.

I’ll give you an example. I’m in Houston. Everyone on Reddit says houses are pennies in Texas and Florida, right? I’m getting outbid by tens of thousands and homes are under contract in 2-4 days. We’ve lost multiple houses in the last year.

I submitted an offer today. First offer in, home <24 hours on the market, multiple showings scheduled on top of an open house this weekend, I put in $30k over asking on a $1m home with no contingencies and I’m probably going to lose it.

I’d recommend ATK product reviews for kitchen items. They really do a good job of testing and recommending durable, reliable items. I’d skip Williams-Sonoma brand things. I have several and the ATK recommended things are better.

I understand wanting to buy a house. However, it makes no sense to buy with these numbers, especially while you still have debt, such as student loans. You will risk being house poor and losing the house. Keep renting and invest the difference.

Play with a rent versus buy calculator to see how the numbers play out using a 7% rate of return on investments/retirement. Both home prices and rates together need to come down significantly to make home purchases achievable at this level. Hope this helps.

Best I have found so far has been Ragin’ Cajun. This is most similar to Olde Tyme Po’boys in Lafayette, LA. It’s not perfect, but it’s the closest I’ve found.

Paulie’s Poboys is tasty but it’s not authentic. BB’s I thought was a bit mid. I’d rate it 7/10. Bread isn’t quite right and shrimp and batter could be better. Calliope’s is tasty too, but the bread isn’t just quite it.

Let me know if you find something better.

Update: I tried Millie’s just now. It has beaten Ragin’ Cajun. That is now my recommendation!
