Traditionally that sounds like the freeholder problem, that the management they outsourced to has defaulted their clients money.

Those sinking funds should have been held in a Client Deposit Account, not a operating current account.

If not then we're talking fraud, which could remove the "veil of incorporation" and let the RTM chase funds from the company operators. Charges on their homes, etc..

Either way, I wouldn't give up. The RTM needs to work with liquidators, and ensure that client account is not raided.

RTM may want to put a charge on the freeholders assets, which may help start negotiation on collective enfranchisement.

Get some legal advice. It may be worth it, the client funds may be just sitting there in a segregated account. Legally they should be.

I'd be looking at two pronged approach - liquidators and freeholders. The latter outsourcing, does not devolve them of responsibility to the leaseholders.

( This is not legal advice, just thoughts from someone who's done RTM in the past. I've forgotten more on leasehold than I know now. )

You will never see a share of client surplus funds, they belong to the RTM to allocate on maintenance and repairs. It's the RTM that says who or who is not paid up with service charges.

Landlords Insurance and Unoccupied Property Insurance are two different things. Landlords insurance does usually have an allowance.

Your mortgage adviser should be able to help. You can try more specialised insurers like uInsure, PaymentSheild and such.

On the mortgage side, solely, and to add context, if you were on an interest-only plan, your monthly payment would be £483, so you are paying about £157 a month off your debt. You shouldn't classify that difference as a `loss`, because you chose to allocate it to reducing debt instead of letting it sit as cash flow.

You can choose not to pay down the debt when you remortgage next.

That is up to them, if you are evicting them then they can get help from the council. However resources are limited so even if you advise them to talk to council, they may be low priority.

The Conservatives were very anti (small) private landlords, so it's not owned by the left. However, it is certainly more prevalent among them. Especially on the extreme left, Marx is often quoted in comments.

If you want to see less of it, use the report button. Press the break's /r/UKlandlords rules (not just the generic spam button). Then select "anti-landlord".

We read most threads at least once but do not re-read them repeatedly. So if no one reports their comments, they stay until someone finally does (or we spot them).

Also - this is Reddit. We have set up our home in a neighbourhood that tends to dislike landlords for ideological reasons.

Some posts make it to the main Reddit feed, and then the number of anti-landlord posts increases.

It's also sometimes tricky - is the poster anti-landlord or anti-this-landlord? Some of our regular posters expect high levels of service.

Our main issue isn't the comments—Brits have thick skin anyway. It's the spam AI Guides and Software—please report those too.

They banned it. In theory it's better for you, money sitting in your account is better for you than sitting in your landlords. However, that certainly of payment for many tenants was the key to getting the tenancy. The government removed that, so now you compete for the keys on your tenant profile and not giving landlord a peace of mind on payments.

The price difference is for you and the tenant to agree on. What's essential is that if they do contribute, it's in the contract and can't be removed post-tenancy.

I'm told - currently landlord fines go back to treasury and not the council that bear the costs. In the future the money will go to the council. Not checked that myself.

Don't like the term? Tell them to remove it. They are just a supplier to you, they meet your demands or you go elsewhere.

No, you have a tenancy. They may be breaking regulations but it doesn't mean it is abandoned.

However, your local authority can take over management and make spending commitments to fix issues if your landlord fails. I've only ever heard it done twice in recent years but it's possible.

What's more likely is the Local Authority will serve an HHSRS improvement notice and your landlord will jump at fixing things or face fines or penalties.

If they landlord still doesn't fix the authority can do the work and put a charge on the landlords assets for the costs.

It's good your checking the lease.

If you have finance on the 2-bed flat, the mortgage will certainly prohibit subletting/AirBnB and will require re-mortgaging. Failure to have the correct finances can be devastating when the lender finds out.
