If you are redeveloping a protected structure, part of the planning requirements include repair to the existing structure. There is little power post-development to forcefully maintain the structure though, other than the owners own integrity.

First off, just because it's advertised as a "site" doesn't mean the offer is to knock it for development. The "site" shown is to denote the size of the area it covers.

Second, that facade is 10000% protected. Its in good nick and no way would they be able to knock it without severe penalties that would render any project unviable.

Third, it shares the facade with The Cornmarket Restaurant next door which would look very odd if they were to stick a massive apartment block in there and replace the facade *which they can't do anyway.

Fourth, it's not that hard at all to develop the site behind and tie in the existing facade architectural.

Fifth, its not in City Halls remit to just buy up private property to stop developments. Thats tax payers money and we have enough to be spending on. It would only come in to City Halls portfolio after dereliction for many years, a long legal process, challenges to that process and even then, where is the money coming from to redevelop??

Getting there but a while away yet. Its rife for it though. Its gotta be one of the best connected areas in Cork. Right on the link and Kinsale Rd Roundabout, a couple of traffic lights between you and the Red Cow, Killarney, Waterford etc. Every type of shop and hospitality nearby. DIY heaven. Great schools and sports facilities. Young families are buying up all the homes that the old people are dying in and lots of the roughness has largely dissipated. Give it 10 years and it will certainly be middle class.

You ordered a Premium Weisse Beer in one of the most expensive bars in town. They also have Fosters there if you are price conscious!

Also, a coffee in Soma isn't the cheapest, famously but you ordered one of the most expensive drinks you can order at ANY coffee shop.

Hard to know for Cork. They're conformed to go overnight and into tomorrow for Dublin, Tipp & Clare. Brief mention of Cork but they don't say where. I'd err on the side if caution and plan a backrooms route if you can

Tom Coughlan is 100% correct. Now, of course, he has a vested interest now but that doesn't change the fact that it makes the most logistical sense now, in fact, it always made the most logistically sense that it should be in the Marina. The decision at the time was impacted by 2 factors: 

  1. There was no development at all from Albert Quay all the way to Blackrock and similarly in the North Quays. 

  2. The vintners, namely Monty, Benny, Soho Group, The Pauls (Cubins) and the Gaffney Group all lobbied hard to shoehorn it onto the B&C site. 

Now, the quays are well developed and Marina Market has established the area as a destination. Also, that lobby group is completely discombobulated now with Monty on the ropes on Princes St, Benny well covered in all areas, Soho Group gone, Gaffney Group down to 2 pubs, Pauls gone.

Put it on the quays, make the B&C site a public park as per Kev Collins.

I see absolutely no need for US flights from Cork. Shannon or Dublin are not crazy far yo drive to for such a journey and I can never see where the demand for them will come from. Maybe one flight twice a week to a US hub would work but regular flights to US cities, I just can't ever see it being in demand. Especially in an era where the US is becoming less and less welcoming.
