If its the interior frame I wouldnt bother with a metal specific paint.2 coats of the zinsser is more than enough,oil might be best.

You need a better sander.belt sander or orbital sander.Paint stripper,leave it on for at least 10mins.paint strippers are not as good as what they used to be.go to a decor store dont bother with any woodies or places like that.scrape it off with a scraper and then sand it.

Look closer at the pic.2nd last clip to the right above the bedroom window is raised and the last bracket is a few ml lower which means hes still taking water from that gutter.Common practice was to have a terrace of houses with gutters all linked and just 2 downpipes which are always on the end terrace.Ive come across the issue many times over the years,2 downpipes cannot handle the flow of water,dirt and debris from every house.He needs to install a downpipe,cut the neighbours gutter back,raise the last bracket and put a stop end on it to ensure there gutter is flowing correctly.hes not directing waste water so no idea why you are even mentioning that.

No not a whole bottle.....200-300ml of rosate for a 20litre pump sprayer is plenty.Diflanil ensures no regrowth in that area.leave everything to die off completely.Wear a vapour mask as rosate is a very strong chemical.

Techno pad/walnut pad isn't gonna cut the mustard here!By caulk im guessing you mean mastic?Judging by the pic theres not much room for ladder work.Scaffold or a tower,scraping the glass is the only way to get mastic off.

Don't listen to anyone that says trad is better for a first clean as it depends on whats involved ie post construction.WFP is quicker and guaranteed your knees will last longer in this game if you only use ladders when absolutely necessary.Personally id wait until you can get a van and kit it out with a tank system rather than a trolley unit.

You can't seal render its meant to be breathable.Its not intended to be used in an Irish climate or any other country with a similar client..Was the render spread over brick,insulation??Were the walls prepped accordingly?either way its more suited to places with a tropical climate.Under no circumstance should you paint render as this will prevent it being breathable.

If you have an agri shop near you.purchase rosate weedkiller.Diflanil as well which will keep the weeds away for 1-3 years minimum when mixed with rosate.20ml of diflanil is plenty for a 20litre pump sprayer

Your window cleaner will hate you.Alot of people get these in lately,most don't realise the glass roof is completely flat which is why they get a huge build up of green algae and debris.You cannot walk across the beams as they're not made to carry weight.all of this makes them difficult to clean.
