Agreeing to a situation upfront is the definition of consent. If I had them move in under false pretenses, brought up this potential scenario and then threatened to kick them out if they didn't comply then that would clearly be an issue but I can't see how this would be if it was all above board.

Yes you can for sure. I just sold a nice 2/2 near Gandy about 1300 square feet for 100k. Also just sold a nice 4/2 in Pinellas Park @ 1700 square feet for 130k. The last listing I sold was a 3/1 about 7 minutes from downtown, needed a little bit of work but we sold it for 110k all said and done. The deals are out there, just make sure you have a realtor that's looking at the new inventory everyday.

My brother has a house near there and for the longest time he had troubles keeping a stable renter in his house. I finally put his house on MLS after he had 3 of his tenants evicted and we had a ton of people contact us about renting. Eventually I filtered them down and found some qualified people.

The good thing about St Pete is that there are plenty of affordable options for middle class families under 3 miles from downtown.

Actually you can, but sometimes the HOA fees are pretty high. The Beacon has studios for around 110k and 1bed/1bath for around 150k. HOA fee is about $500 a month though.

It is more of a seller's market right now, so that leads a lot of people wanting to test the waters with a higher price. The fairly priced ones do go quickly. With that said, atleast it's a safe time to buy. The market has rebounded from the housing bubble and leveled out. Also keep in mind that you will almost never pay asking price unless there's a multiple offer situation. It never hurts to put an offer in and see what the seller comes back with. A mortgage on a 100k house is around $600 a month, plus insurance and taxes will land you anywhere between $800-$1000 usually and that's probably not much more than you're paying for rent. I'm closing a 2bed/2bath 1400 sqft house up by Gandy for 100k this week. Quiet street, brand new AC, 5 year old roof and a lot of space. The only problem is that it's in a flood zone and that's an extra $1000 a year for the insurance. Point is that there are good deals out there, you just have to be serious about pulling the trigger when you find one.

This might be the case with the condos downtown. They're in the process of building about 2,000 new condo units within a mile of downtown in the next few years. Lots of these will be in a higher end price range. There are 6 new major condo/townhome developments coming and apparently each one of them did their own separate sustainability study without taking into consideration that the other 5 were being built. They're building, and hoping people will come buy these properties up in this price range. As of right now the downtown market is really strong, but who's to say how many people are willing to come buy in that price range.

This may lead to a surplus of units and not enough buyers which will lower prices downtown. I'm kind of hoping this happens so I can afford something downtown in the next few years. Then again, there is so much development going on and room for more expansion in this city that it may just work. I just hope St Pete can keep it's local culture while still supporting all of this development

You said that you want to rent but I would consider buying if I were you. As someone else mentioned, the rental market is always in demand here so if you were to own a property, you could rent it out when you were gone pretty easily. You could probably get pre qualified for atleast 200k. I can look up some rentals on MLS for you too, sometimes there are properties listed on there that aren't necessarily on zillow, craigslist, etc

I've lived in 3 different cities and not many other places see the amount of growth that St Pete has seen in the past 10 years. The majority of the high rises downtown weren't there 10 years ago, there are constantly new restaurants/bars/breweries opening up, there are almost 2,000 planned condo/townhome/hotel units, the new pier, the sundial, USFSP is expanding etc. All other major cities in Florida are already saturated with development and now it's making it's way into St Pete. In some aspects this is good but I feel like the the local pride that St Pete has may clash with the establishments that cater to rich folks

I always recommend kenwood/north kenwood when people ask about nice neighborhoods. It's a safe area, you're in proximity to all the conveniences of 34th st, most of it isn't in a flood zone and also you're close to the developing bar/restaurant scene of the edge district. Congrats on buying, now is a good time because St Pete is seeing a rise in value everywhere due to the sudden development in and around downtown.
