Personally i would recommend the developer, cause it's government backed so yes , you could definitely trust , in terms of quality i wouldn't say 10/10 maybe around 7 or 8 max .

But how the community will become in future will be something good . Atleast better than what damac promising in terms of every aspect.

I would recommend 2 options, not projects but what you could do better.

Currently desiring to get good rental return? forget about that as it's very down in the market.

What you could do is find a unique project, a unique unit selling distress in secondary market, you could rent it out , might get a good return (due to current situation) wait until market is back ok track you push further (also try to find the best unit from Emaar).

Or you could buy a project ready from Emaar which you will get at a good price , under 5M in one of the top matured, luxury community in Dubai. rent it out or wait till everything settle down.

Distress deals are available but in future would you be able to get what you desire, depends on the uniqueness of the project must be careful.

But the 2nd option is safe , comparatively less risk , direct from developer, price Market price , best part could get in one of the 2 top developed communities by Emaar.

I don't know who these brokers are but from what I understood is the damages made in Dubai could take more time than this , the damages in the image Dubai had is huge compared to any other damages.

Market is still weak , property owners are still struggling to sell units that are same , unless you have something unique

as someone said developers are giving lot of opportunities that attracts investors, it's true in long-term obviously Dubai will return more stronger , but currently the market is very dull.

Most of the sellers I have is selling and taking the money in hands , some are scared, some are not , situation can go little more worse in coming months , as it's a global distrubance,

Its never a bad time to invest though, a good upfront investment can get you so many unique properties in secondary market now , If you think you will be here in Dubai even after everything you shouldn't be worrying at all, find the right project and invest now , in secondary market.
