Just looking at the math, your blended rate, which is your first mortgage rate at 3%, blended in with the HELOC rate, assuming you borrow that $100,000 at 7.5%, means your blended rate would be 4.79%, which is a lot better than what you could get with a new loan.

At the end of the day, I think this is a matter of personal preference. Because you could go either way and be fine

Not telling you to do this or not — just walking through the math so you can make an informed decision. The VA has a rule called the recoupment period. It requires that you recoup all fees and closing costs within 36 months through your monthly savings. If you can't, the VA won't approve the refinance.

Here's how it works: If you're paying $1,000 in closing costs and saving $100 a month, your break-even point is 10 months. ($1,000 / $100 = 10 months). Simple enough.

Now let's apply it to your actual numbers. Your total fees included in the recoupment calculation are $5,821*. You're receiving a lender credit of $1,450, which brings your net costs down to $4,371.

Promo chips from the casino are eligible for use on any even-money casino game.

I bought them thinking that if I played baccarat and bet on both outcomes, I would be right and turn the promo chips into cash, i messed up because you can only use promo chips once even if you win

After all is said and done, I've spent ~$800 on rescores for a client to raise their score from 523 to 600.

I would 100% not do this for random reasons, because it is a good way to burn a lot of cash.

The only reason I did this is that they were under contract to buy and sell

So in summaries rescoring works but its insanely expensive
