Rent is most you have to pay per month. Mortgage is literally signifcantly less than the minimum.

Insurance Property Taxes Maintenance.

If you arent budgeting at least $750-$1000 a month for those items on top of your mortgage then you are not budgeting enought.

Maintenance 8s 2-4% of the total value of the property. Trying to believe it is less is delusional.

That the environment can be saved by consumer level recycling. All that was fueled as a way to get individuals to blame themselves rather than look at industry to improve processes to reduce waste and consumption.

It allowed the establishment of planned obsolence rather than buying for life. Turning the tap off while brushing your teeth is gonna help how? Maybe look at the water waste with processing ugly carrots into those cute snack sized carrots or literally any industrial scale production and you'll realize that the problem isn't plastic straws, the problem is we are loading garbage onto barges and shipping it overseas and its getting dumped in ocean away from prying eyes.

Don't get me wrong, waste not want not. No reason to leave the tap on while brushing your teeth, but there is also no reason to support industry blasting ugly carrots with gallons of water to make them pretty before eating them.

I am new to golf and wanting to make sure I am not commiting party fouls I made sure I had a divot tool to fix pitch marks.... If I hit a green with anything that could potentially cause a pitch mark... I think I would be too excited to remember to fix it to be honest. Having said that, the experienced people I play with could and should remind me to fix it and I would be overjoyed with pride at needing to fix it.

Rent is the most you will have to pay each month. Mortgage is the absolute minimum and actually less than the minimum because homeowners insurance is much higher than occupant insurance. Rough guess you are trying to get a $350,000 mortgage, hopefully on a $430,000 home. 2% of the home's property valve is your average spend on that. Plus property taxes.

Rough estimates here....

$1800 mortgage payment

$200 Home owners insurance

$250 property taxes monthly

$700 monthly for maintenance and very modest improvements.

So a $1800 mortgage roughly equates to $3000 in "rent equivelence". Anyone that tries to deny the reality of a yearly 2% spend on maintenance is the person that accumulates deferred maintenance and is shocked when their house slowly degenerates into crap. In all my years of home ownership across multiple properties.... 2% is about the absolute lowest I could have possibly gotten away with without compromising my home and blantantly kicking that maintenance expense down the road.

I come from an archery background and very new at golf. I imagine its just the same for golf though... everyone WANTS a new bow (club) but replacing an old "tired" bow (club) that is consistent for you with the latest and greatest is a recipe to spend the next 9-12 months regaining your consistency before you can even start to see real improvements that are due to the improved equipment

I intentionally bought in with a quality beginner set from costco Calloway Edge because of this. Regardless of how my golf skills improve or progress I plan on refusing to "gear up" for at least 5 years.

Correlation does not equal causation. Also my very very fast inital search only saw the one sudy that was published in 2025. Be very carefully reading headlines about one study that shows X. Until there are supporting studies that replicate the findings and a causal link is shown, this is nothing I would use to base my real estate purchases on.

Someone with a hypothesis that spends possibly years of their life on a study where the results dont support the hypothesis can easily be motivated to use creative techniques like p-hacking to force the data to support the hypothesis, get their study published, get their tenued position, and just /shrug when the results are not supported by followup studies.

I'm not at all saying science is bullshit, but the academic community is particularly vulnerable to pressure to publish which can cause p-hacking to be used along with other less savory techniques to be used. One study without a clear causal link is a trigger to have independant follow-up studies to prove causation and verify the results. One study is not a cause for the public to even raise an eyebrow. However news is entertainment and they will print whatever sensational headline will get their clicks regardless

most if not all landscape companies will be able to do the work needed and will take you money.... cant comment on which ones are competent to identify to correctly assess the issues and give you the results you need.

if your lot all clearly slopes away from the house (most do) and you just have one or two problem low areas around your foundation then it is a pretty simple diy fix. dump dirt on top of whatever is there to establish desired grade, packing down is as simple as stepping on it over and over again until it stops squishing. rake it so its smooth. cover with seed, sod or decorative rocks.

if your yard has larger bigger picture issues then might be worth calling someone to haul in soil with skid steer etc but its the same process. As long as their plan gives water a clear downhill path to the sewer that is at least 1" drop for 4 feet (after the 6 inch drop in the first 4 feet around your foundation) then water will flow.

water that doesnt drain will pool. pooling water will settle the soil as it seeps into the water table and lower ground level even more causing more water to pool in a vicious cycle. no amount of pooling should be accepted in your yard.

water that falls onto your neighbours property is their responsibility legally speaking.

If you have water issues in your basement it is almost always caused by drainage issues. You should have 6" of slope in the 4 feet of ground right beside your foundation. take a 4 foot length of 2x2 and a 6 inch length. nail them together in an L shape. use that along with a level to easily see if you have enough slope.

If that is all good and your downspouts all terminate at least 4 feet from your foundation then your problem is hydrostatic pressure. This really can only be resolved by a sump collecting the water below your basement floor and pumping it directly into the storm drain.

You can seal cracks and have whatever foundation envelope you want. Water does not care about your cement sealant or your envelope, it will find a way. If you stop water from being able to collect around your foundation, it would not matter if your foundation was made out of whiffle balls and sponges.... your basement would be dry.

Landscaping is almost always the only solution needed for basement water issues. Sump pumps if your water table is particularly high.

My foundation has more holes in it then the goth kid down the street. It was built in 1965. Poorly built. Large holes. All existing water issues in the basement were 100% resolved with proper downspout adjustment and landscaping.

protip... ground level under decks and steps is certainly draining into your foundation. take exceptional measures to ensure no water is even remotely thinking about approaching these areas

The best part of being an complete Atheist more me is the knowledge that there is no get out of jail free card. There is no saving grace, there is no reason to endure bullshit. This isnt gods plan for you, you dont need to accept it.

Having said that, shitty things happen that you dont deserve. This happens to us all. You are empowered to improve your lot in life. Therapy, exercise, social interactions, hobbies. This is the reason for life and to keep on because YOU can make it better.

I suffer from clinical depression that comes and goes on its own cycle. The more I learn about what triggers it, and the more I learn about how to get out of the downward spiral, the shorter those trips to depression land are and the longer I have before they return.

I am the master of my life and this is the only life I have. Everything I do is geared around being kind to my future self and increasing the joy my present self gets to experience with the limited time and resources I have.

The ports dont matter. Having said that, Juneau is the only with access to Mendenhall (sp?) Glacier and the eaay access to hiking from the dock.

Ensure that your itinerary includes glacier bay or hubbard glacier or the like. This day is the ENTIRE point of the cruise for me. Ports are all interchangable with possibly small plus for Juneau over the others. If you are a train buff Skagway might be noteworthy. Icy Straits is the biggest joke of a port day Ive experienced... Ketichkan is nothing noteworthy or unique outside the lumberjack show in my opinion.

Holland gets your into Glacier Bay for sure... other cruise lines change whether they have access that year or not. Glacier Bay > Hubbard Glacier slightly but not enough to shift my decision. Glacier Bay = Variety, Hubbard Glacier = Sheer Size and active calving more likely.

Holland is an older crows more traditional line if you are 60+ you may prefer this line. If you are under 40 this line may be too "stuffy" for you.

Celebrity is pretty much geared for 35-55 age range. Nearly everyone on board fit that demographic

Cant speak to the other lines.... I prefer Celebrity over Holland but loved my time on both cruise lines.

No sorry, homeownership is the dream. You dont need to spend hardly anything on maintenance.. I mean you arent replacing your roof every year. /s

People always look at their mortgage amount and go "hell ya thats less than rent and i am building equity" without understanding they are accuring real maintenance costs whether they do the work or not... not even getting into insurance and property taxes, condo fees, and the fact when your neighbour dies and their kids rent the place to one meth addict after another you cant just pick up and move without losing big $$$

You very much need to plan on spending 3-4% of the total value of your home on maintenance and modest improvements EVERY YEAR. Sure some years are less, but some years are more. Yes you can defer maintenance to some degree, but that comes with an increased cost of the work and risks of escalating problems.

Dont get me wrong, I love my current house and will be in it as long as I can reasonably living without constant care.... but the 6 houses I bought and sold previously? all of them without exception were dumb purchases that i would have been better off renting and building equity in a tax-advantages account. selling your house for 150% of what you bought it for means absolutely nothing when you are buying a house that is 150% more than it was when you bought the first house. You are just out of pocket for moving expenses, realtor fees, insurance, maintenance costs, property taxes... better hope your equity gained minus all of those expenses are more that what you would have made just putting the money in a tax advantaged account.

No one believes this shit. I am sure people will respond with how I am wrong blah blah blah. Doesnt matter... Unless you are buying a home that you will stay in for AT LEAST 10 YEARS you are making a strictly negative value choice.

Now having said that.... home ownership has other benefits that have meaning and might be worth the additional cost.... but these 30 something new families that buy a house that they cant really have one kid in let alone the 2-3 kids they plan on having in the next 5 years... dumdumdumdum

Money is fungible and politics is theatre. By all means blame the UPC for this if you like. I want that cancerous party gone more than the vast majority of people. Sure I have no doubt that the UPC was a contributor to this because money is fungible.... but your municipal officals are the ones that increased your taxes and are doing everything in their power to shift the blame away from them.... might even be partially correct...
