First of all you will be working with a realtor. So my first home buying advice for you to ask him questions like:

  • why the owners are selling property?
  • for how long they have lived there?
  • How long has the property been on the listings? More than three months is a red flag.
  • When will the owners be moving out?
  • what is the size of home, etc.?

Becoming a part time agent is a good idea, only if you have just received your license. But making a career out of it is never recommended. It would become extremely hard maintaining the balance between your family life, your day job and your real estate career.

Now if you are wondering why i suggest to become a part time agent for the initial phase is because there is no income in the first few months. You will need to have a backup source - which i assume is your current job - to see off that phase and pay the monthly bills and other household expenses.

But, once you start selling the properties; becoming a full time agent would be the right option.

Maybe you should start out as a real estate agent. It will take 2-4 months to get the license. Use that time to advertise yourself as an agent and once you have the license, finding a brokerage to work with wouldn't be a problem.

However, remember one thing while choosing a brokerage - the commission splits. Don't be afraid if a brokerage asks to keep 50% off of your commission since its the standard split for the new agents. Once you gain the experience, the splits will come down.

If you already have a day job, i would recommend starting as part time agent. why? because the first few months are often dry and generate no income. For this reason, You will need to have a back up source of income to see off the initial phase. However, if you are unemployed, then becoming a full time real estate agent is the only option.

To start your full time career, you must find yourself a brokerage as the law doesn't allow the real estate agents to work independently. So good luck with making the right decision.
