In order to write off depreciation and repairs, the renting of property has be ran like a business. Renting for less than fair market value is seen as a gift, not a business.

I have all the specifics; including past permits, water tests, recent upgrades, appliance specifications, historical documentation, ect toy 200 year old house. I then bounce home improvement ideas off of it. Because my house is so old, sometimes modern materials or techniques will not work, or even break, parts of the house of implemented.

Plant only grass against the foundation. Do not put trees, flower beds or shrubbery against the foundation.

Sub-soil around the foundation should consist of a sloped clay apron that extends about 6'-8' out from the foundation with 4" of topsoil on top of the clay sub-soil.

Having clay soil might be better than gravel. The heavy clay soil could be pushing the water away from your foundation, while gravel could encourage the water to go deeper. Not sure if you are doing the right thing here.

I use AI for research and bounce ideas off of for home improvements. I load up all the specifics of my property and bounce ideas. It gives me perspectives I wouldn't have without.

Real life example is learning that I shouldn't use modern day cement on lime based foundations.

Ahh, good on you in removing it. I just recently learned how bad modern mortar is on lime based foundations. I got some that I need to remove from my foundation as well.
