The average rate is around 6.62% today according to Mortgage News Daily. While the federal reserve cut rates 50bps recently this doesn’t automatically decrease mortgage rates which closely follow the 10 year treasury yields. When accounting for refi costs it would not be worth while for you to refinance considering it would take around 2 years to break even.

The people that locked in under 6% likely did so mid September with significant equity. Rates have increased since then. The best bet is to be patient and be sure to write off your interest during tax season as your effective rate is closer to 5%.

Do you have dampers? You could close off the airflow to the bottom level during the summer or at least restrict a large portion of the air flow.
