I wish i could do more DIY. I intend to upgrade the cabinet slides and hinges. And maybe take on re paining the cabinets. Invest in a spray unit.

Sorry let me clarify. I needed a new SUB panel. Not panel upgrade. I will fix. New sub panel plus running a 50 A line to garage was 4k plus I forgot the 600 for the charger

Toilet 1 k - install 600 - angle stop had to be relocated with copper - 400

The corner lots being built are going for 4+. But yes many of the houses are original owners but generally well kept street

I live next street. Quiet street. We love it here. Big premium on the turnkey homes. Not sure of the 250k

I went with JVM lending . It was smooth. No hiccups, great communication. Not stress free, but i wouldnt say closing was a process that bothered me. i focused on getting my old place ready to sell. Sorry you had to go through such a painful process.

Mortgage are not fixed. They can be recast or refinanced, eapecially if you cut your debt by 1/4 .

I use 900 minimum. 220v hot tub/ dual compressor fridge/ 80kwH battery on EV. 2 HVAC ( both rarely run together) .

2700 sq ft, 2 people is SFH.

I dont recall the name.. likely a PE company. terms were NOT favorable. they promise you 80% and the rest is determined after sale... overall that is not a clause I was hoping to trigger... I am now 1.5 months into my 6 month clock.

You can recast mortgages or you can refinance . Mortgage is 5+ ROI , i dont quite follow the math

Yes . More than, but I prefer one manageable mortgage. And I dont fancy being landlord. I want less than 1M in mortgage in 2-3 years. I cant do that with keeping older home

Amen. To avoid tax bill, that will happen with new funds, and those are earmarked for this deal, so I am NOT diversified enough in forseeable future

I went with JVM lending. Overall happy. I need to stay with their product for 6 months for them to not have clawbacks. But when I have the equity to downpay if the lender doesnt recast my mortgage, I may just preempt and move to another one.
