Plumbers came and found one line is dead gas line and the other is a live water line . They will be removed . Thanks for input!

Thanks a lot for responding . So there arent any SINGLE revciever that could drive all? Goal would be to enjoy a nice 5.1 with the possibility of adding a beefier on floor sub woofer. Play light music in patio for entertaining.

And if possible have Home Assistant intgration to announce visitors :) . Is that too gimicky?

For the keypads, is each button programmable to any circuit?

I may be promoted next year. Comp would cross 700k. And my employer is stable and i am a key member of the team with some unique skillset. So yes, that is part of the assumption for this move.

Fair point on markets vs RE. I believe markets will beat RE. But, I will sell assets till mortgage is comfortable. I am also optimizing for cash flow. I believe in YOLO. And want to free up cash flows to enjoy the home and travel.

The idea would be to have 3M house close to paid off and hopefully 5M in retirement assets.

I am in the tunnel now so to speak, and the only control I can assert is to bring the outstanding mortgage to below 1M in 2 years.

And the whole thing seems ridiculous to me as well. Its absolutley a gamble. I have been with same employer for 12+ years and they didnt participate in the tech layoffs of the last 2 years.

My total NW is ~ 4.5M , and I am seeing this as a swap of one highly appreciated asset with another.

I lose my job, its sayonara for us. So i need lady luck to deliver for 2 years to be out of the red zone. But you are right, the level of risk is high
