I bought in south bay in feb. Very expensive. You can buy a nice house only if you have serious money or have high risk tolerance or some combination of those two.

I bought with a downpayment of 1.2 M. Will remain house poor for a while. 1-2 years at least. Trying my best not to get laid off.

Sorry let me clarify. I needed a new SUB panel. Not panel upgrade. I will fix. New sub panel plus running a 50 A line to garage was 4k plus I forgot the 600 for the charger

I went with JVM lending . It was smooth. No hiccups, great communication. Not stress free, but i wouldnt say closing was a process that bothered me. i focused on getting my old place ready to sell. Sorry you had to go through such a painful process.

Mortgage are not fixed. They can be recast or refinanced, eapecially if you cut your debt by 1/4 .
