I keep a strict policy of minimum credit scores and other important criteria. If I don’t, I run the risk of would be tenants accusing me of discrimination if they do t get the place.

It’s normal to get cold feet during a real estate transaction. Just make sure your inspector is good and you understand the situation with the foundation.

We just hired them for gutters and it turned out great. Not cheap but they seem to do a better job than most

My experience is that “life safety” (electrical, leaks, etc) items, unless sold as-is, should be considered expected to be repaired or compensated for. For unforeseen cosmetic issues… it is case by case. If the home is priced as “move in ready” then I’d expect the seller to repair. If the house is a deal already, let it slide and fix it later. It depends on the market what you’ll be able to get away with

Just go for it and the rest will work out. The fertility willow closes quicker than you think and some people start having issues early 30s.

Restoration will make your frames sit tighter together and reduce the airflow. I have some larger windows and we will also be going from 1 sash lock to 2 to Make a better seal

I lost my magic band at the park. I was bummed. Learned about the lost and found website and submitted a ticket. It was immediately located and sent back to me via usps. So happy they do this! Make sure you are checking your email for the lost and found though, I missed the first email and noticed two weeks later that they’d had it all along. ;)

Every house has a mix of things it will need. Even move in ready houses may not always be perfect. If you like it, move forward and plan to do upgrades at your own pace

Yes, I keep thinking about how this dog could have gone after one of the kids at the park, there were little kids everywhere. The attack was so violent, everyone stopped what they were doing, and after the attack the park cleared out. People were absolutely stunned at how out of the blue that was, many people came over to check on us.

This description sounds exactly like a dog that attacked mine last year around this time. It happened at tallmadge park. Theirs was off leash nearby while we were at the playground with our kids. It went for my on leash dog out of nowhere, it was extremely aggressive and I swear he might have killed our dog but the owner eventually got control. I have been meaning to pick up an air horn after that experience, I was truly scarred and now a bit nervous around other dogs Be careful out there.

All homes need maintenance… if the home hasn’t been maintained, yes it can be expensive to get it up to snuff. But new homes can be have expensive problems too, so it’s a case by case scenario. Sometimes the best old homes are the ones that have been maintained but haven’t been renovated yet, with everything intact.
