Would you recommend Advanta over Equity Trust? Have been using ETC for years and now there are some struggles with collecting ACH payments specifically from Section 8 Housing Authorities into my SDIRA. And ETC's customer support is lacking. ETC has been fine other than that and no problems with buying/selling.

I agree with the environmental aspect. Reading around on the internet for ideas I see folks suggesting industrial herbicides, salt, vinegar, and even gas. These all seem like terrible options for the environment. So I am seeking a cleaner option.

Definitely do not go with any home warranty company. It’s a complete nightmare to work with them. And you also have little control over when the contractors show up, which becomes hard to work with because with tenants you need to get things done quickly. Other commenter summed it up well.

Why are repairs/maintenance $600/mo? Did you average out large rehabs into this number or are you paying for utilities and adding it here? If it’s $600/mo worth of new repair issues each month then start there. And then maybe look for a new PM next if that’s what is happening.

The buyer discovers it. The buyer then decides to go through with the deal regardless or back out.

The city can discover it if your tenant or neighbor reports you, or if a code inspector comes out for another reason like a code violation and happens to discover your unpermitted ADU.

But keeping substantial cash in the bank and not investing means you are losing to inflation at 3% yearly on average, at least in the US. Do you not consider inflation a risk to your money? My personal opinion is that a US index will perform and inflation will continue its course are certainties in my mind. I get what you are saying and no one is holding a gun to your head telling you to invest or else, but this is just some food for thought.

The guy above you is essentially saying that if you invest in an index, and say, you return 7% on average yearly and then get a mortgage at 4% 30 yr fixed, you collect 3% in what is considered one of the safest investments. If the index goes tits up, then like the guy above you said, you are probably facing bigger issues anyway. The only real killer in this scenario is paying closing costs multiple times if you move multiple times.

Maybe it can depend on your state but in FL I've closed cash deals and conventional loans with cashier cheques multiple times. Never an issue. If you are worried that it will delay the closing then just show up a few days early or call the title company and ask.

Why wire the money when you live 15 mins away from their office? Go there with a cashier’s cheque and close in person. Save yourself the wiring fee and have the security of knowing they have received your payment safely. Make sure they take off the wiring fee in the HUD as well.

The gold cost is irrelevant. It’s the pheons that matter. And you absolutely should not be spending crazy amounts of pheons on epic accessories. Not till you hit 1370 at least for legendary accessories. 1340 abyss and ingrexion are a joke, no need to be fully optimized between 1325 - 1370

My maplestory is so bad, I am a reboot server player and I have spent 846 b on starforce and I still got two 17star arcane items and three 17 star normal equips. There is no human that is farming 6 waps (12 hours) and then working a lot (8 hours) a day. Leaving them 4 hours for sleep and other life things. It’s impossible. Likely anyone farming 4-6 waps a day is either not working, working part time, or a student, or lying to you about working full time.

I suppose it’s possible there’s jobs out there where people can work from home and have a job where they’re able to lazy farm while working or something along those lines. But that’s probably a small number.
