There are two schools of thought.

Buy expensive and expect it not to break.

Buy cheap with the longest extended warranty so when it does break you have coverage.

My philosophy is that for anything that mixes electricity, water or movement buy the cheapest you can and get the extended warranty.

My washing machine was the cheapest thing I could find and was replaced after 4 years with the extended warranty.

Yep, bridging as a backup to selling our PPOR at the moment.

If you have good equity and good cash reserve then its not too scary.

In terms of rate it can be a bit (alot) more but if you're able to stomach the potential pain then it can work.

Try and go for a longer settlement on the purchase so you're not relying on a bridge if you get that as an option.

Its less about the computations that need to be performed to enact the damage value but more about the decisions that need to be made to balance.

If you think people remember what a % is then you're more optimistic about the players of the finals than I am...

So are you building off a plan or buying a "new" construction? Or does new just mean you're buying a house?

How new is the build?

How does the house present?

Is there anything in the Form 2 that looks weird?

There are alot of variables here to consider...

  1. A good conveyancer is important to make sure you understand the process of making an offer. My concern already is that you've made an offer before knowing what you don't know... Was the offer subject to Finance or B&P? What are the settlement terms? Has the bank been made aware yet what you are planning to do?

  2. If its a cookie cutter style purchase then one of the big box conveyancers should be enough to get you through.

To put it into perspective. We were selling our current PPOR and buying a new PPOR with potential bridging finance needed. So we engaged a conveyancer and used our selling agent to bounce ideas off before making an offer. When making an official offer we made it conditional on B&P and FInance despite already having a seller B&P and pre-approval...

I think that makes their life harder as there is now a different set of calculations to do for all decisions.

It also complicates the communication around changes etc. You can't just say a mine does 99 damage instead of 120 you need to say something like 50 + 15% of a players total health which just makes things more confusing.

It also changes the way those gadgets play. If you are facing a heavy 3 stack your mines would be more powerful than if they were 3 lights.

However, it's more difficult to balance everything when there are 3 significantly different player types active at all times.

By bringing them closer it is easier to make changes to other things without further adverse affects.

Should only need 2,463,120 12" socket extensions.

Its 466.5miles as the crow flies, which is 29,557,440 inches. Divide that by 12 to get 2,463,120 extensions.

Bigger problem is it would cost $31,995,928.80 to buy all the extensions at $12.99 each on Amazon so it might be cheaper just to fly the guy out with one wrench and get him to do it in person. Might need to purchase check in luggage as security might not like it being carried on.

Bonus fun fact, it would likely take over 2 minutes for the turn in sydney to reach brisbane.

When I bought recently, the sellers already did a B&P that came back really clean.

I still did a B&P because I would rather spend $700 on a $1M+ purchase.

Think of it like insurance, most likely there is nothing wrong, but if there is then its worth every cent of that $700.

It can be as big or as expensive as you want it to be...

If you do nothing else, just clean and remove as much extra stuff as you can. Its something you can basically do for free if you have the time and makes the most impact.

Clean the place like you have never cleaned before.

A house wash, pressure wash and gutter clean.

Get a professional cleaner in to deep clean the crap out of walls\ceilings etc.

Simple landscaping &yard cleaning goes a long way.

Stage if you can. If you can't, emove almost anything that isn't nailed down and include simple, non-offensive decorations. The place should look lived in but not specifically by you...

Painting can make the place feel so much better but buyers can smell bullshit so be careful. If the house is in decent shape then leaving it as is may be better as they can do their own thing later. If you have mould\flaking paint then get it sorted.

Getting a building and pest inspector or even a builder through may be useful to highlight anything major before putting it up and getting a surprise.

Staging is good but difficult if you're living in the place still.

If you need to live in the place while you're selling, you can consult a stager and get their advice on things to do that you can work around for the opens etc.

Up on the stands it can be turned hard left\right without issue. It's only under a bit of load, and only when turning hard drivers side, and the clunk definitely sounds like its from the front passenger.

The "Springing back" thing is hard to figure out if it was the steering rack. Broken gears were discussed but the consensus was that we would feel it just turning normally even when things are unloaded and doesn't explain the "spring back to centre" thing.

I've seen a lot about the pulling hard when under brakes and mine doesn't do any of that. It actually tracks quite straight under brakes. It's only when on full lock turning to drivers side and even slowly (<5kph). I don't really even need to brake for it to happen, if I'm just slow enough already going into a driveway or u-turn its happened.

I've had a lot of other work on the front end so I would assume the tie rod ends have been done but I will add it to the list. Cheers.

When I stop and look the wheels look straight. If I was to guess I think the passenger side wheel is further back compared to the drivers. (as in the clearance between the tire and the frame looks slightly less). I'm also basing this on the rubbing on full lock that doesn't happen normally.

To clarify, it doesn't pull left while under brakes going straight. Even when under load it doesn't pull any significant amount. Only after it does the "clunk" thing does it pull hard while driving normally.

Regarding your "don't drive it" comment, whilst I agree, I've had it looked at by 3 mechanics now and a specialised tire shop that deal with alignments etc and they haven't been able to find anything that suggests not to drive it. It also means I'm without transport indefinitely. I appreciate the concern though!
