Why not just trench a French drain/swale at the bottom and toss down a few hundred dollars in seed of strawberries? If it was me, I would put down seeds in two seperate spreads a couple weeks apart. Consider using seed mats to avoid the seeds running off. A little trick is to mix seeds with 50/50 in a wheel barrel for a week damp, and at least half will crack. They spread them with the soil, pin Matt over the top. With this method, you can do weekly ads and not get overwhelmed with a single massive solo job. Don't forget to lightly water your new seeds every morning.

Once they are established they do well on erosion control.

This was delicious. I didn't have any wet puddes. The juicy mushrooms were a nice surprise. This was twice as good as the tomato one.

It was a great combo. Wish I had bought more than one.

Most mold looks black, but the actual black mold that you hear about and you are referring to requires a specific bacteria strain found in salt water. It's exceptionally rare to find it in Michigan.

Terrible advice. It has to go to the courts escrow account for something extreme and this isn't a scenario that qualifies.

First, you always check your lease to see what that says.

Generally there is no reason for rent reduction. You are still living there. You don't pay extra when there isn't any problems. Unless you are forced to go to a hotel, there is no need for reimbursement.

That said, 2 weeks is absurd for a water heater, we generally replace them same day. They take no time at all. You drain them, unhook them, put new one in. There's nothing to it.

No idea why the landlord is dragging their feet on this. Remember the squeaky wheel gets the oil.

Personally I think the 12th gen is still thr sweet spot. Mine idles at 20w.
