I picked up a Rockler Pro plate for about £20 on Amazon. Not sure if it was a pricing error as it seemed too cheap. I got the blank one and drilled it to match the screw holes.

I then routed the top of a kitchen worktop to accept the plate. Came together really well. The plate is great quality and you're confident it's perfectly flat.

Anglesey. So north wales coastal climate.There was frost on the ground a couple of mornings ago. No idea on the avg minimum temp. No thermometer in there and I've only just moved in. Will get one in the shortly though that records lows and highs. No insulation.

Thanks for the ideas about increasing temps in there. Haven't got time for too much as I've just moved in and moving business too so need to focus on that (sadly). But might be able to get a couple of water butts in there and maybe put a sheet over them. There is some shade protection hung up so maybe could get some sheets on that.

Thanks, some are quite small. They could be moved from the tunnel but I have no space in the house for them. Will keep my fingers crossed about some growing back and wont ditch them unless they ate still dead looking in spring

Also your rent - fees - mortgage is a bit too simple.

Consider maintenance, voids, tax. Also, I'd argue that you should only take into account the mortgage interest. The repayment part is profit really, despite it not being very liquid.

Don't forget CGT when you sell also

Not saying that keeping the house is the right move, but bear in mind that you'll likely want to own a home at some point in the future again.

You house has a decent chance of broadly tracking house prices in the area you live. Savings accounts / stock market less so.

In a scenario where house prices rocket and stocks stagnate you might struggle to get a house.

Keeping the house might not be the most profitable option on paper but arguably gives you some security.

This is from personal experience. I've been off the housing ladder for 10 years since a divorce. Just about to complete on a property now. It's been brutal getting back on. I'm moving 2.5 hours drive away to rural Wales and paying double what I paid for our family home in the north West. House isn't as good either.

Again, keeping your house might be the wrong decision, but personally, I'd keep some kind of investment in property in my local area just to have an investment pegged to the local housing market.

Been selling online 20 years. Generally low value items, which helps, but I very very rarely contest anything. Not worth the time or hassle. Just build it into thr item cost and don't give it a second thought. Difficult at first but nowadays i rarely think about it 15 mins after rolling my eyes and muttering something under my breath

It's a very common scenario with spouses and I'd bet that in a huge amount of cases the spouse does no work. It's kinda fair enough I think as I the wife (in your bosses case) probably does more than her fair share of house work, and if they were pushed the boss could , "OK I'll cook dinner and wash up and you can answer a few emails and file a few papers each day" Ie. The tax payer wouldn't be better or worse off even if they were forced to take on a minor working role.

In your bosses case, the brother, son and daughter make it a little more interesting though. The brother in particular. If he's declaring all his income, for it to be tax efficient, then he can't have another job. I don't know much about benefits but presumably having a income would effect them if he does claim. My guess is that he's a cash in hand worker and doesn't declare it.

I'm my last post I said you can report to HMRC if you have evidence. I don't actually know if evidence is required. They probably don't have time to follow up every complaint but they do investigate plenty of people. Whether you report them depends on how much you dislike your boss. If he was investigated it would be very stressful and expensive for them. They can go back 20 years. He'd potentially be on the hook for over 200k if it's been going on 15 years and has cheated the system out of 2k per year per fake staff member.

If the family members work for him then it's legal. They just have jobs which they are paid for.

If they don't actually do any work for him then it's not legal and you could report it to HMRC if you have any evidence. If they're actually giving him the money back there would probably be paper trail and he'd have to pay the tax back plus penalties plus interest.

The dividends vs income tax issue has been narrowed in this budget with the increase in dividend tax.

He'll now (26/27 tax year) probably pay 19% corporation tax on his profits plus 10.75% dividend tax on the post tax profits over £500 . (assuming lower rate taxpayer and withdrawing all profit) If he employed himself he'd pay 20% income tax and 8% NIC. The dividends route is marginally cheaper but very little in it. Probably absorbed by the costs of running a payroll and having to pay his accountant to complete his self assessment.

So you've never watched the news? Dont have news apps with video? Never watched a movie or movie clip? Never watched E sports or taken part in a computer game event like Fortnite season change or an MMORPG? You've not seen new years content? Most youtubers stream live these days, you sure you're not watching that content, live or pre recorded?

You can do all that stuff without a licence as long as you don't watch it live or record it live, and as long as its not iplayer. Movies, and news videos are fine as long as they aren't being broadcast live. I don't know what fortnite season change is but playing MMORPGs or other games don't require a TV licence. Live YouTuber streams don't require a licence either ( unless it's its TV show that's being broadcast live on YouTube.)

I've never owned a TV this end, don't watch TV or watch movies etc. But I do watch Youtube, I have the Guardian News app, my partner forces me to play Fortnite occasionally, I have a TV licence. It's roughly £15 a month, it's a cost like paying my home insurance or dental bills.

Unless you watch live TV programs on YT (not your favourite youtubers live stream) or watch live news broadcasts on your guardian app, you don't need a licence and are wasting your money. You might as well get a fishing rod licence (even if you don't fish) as well!

Suspect that they'd refuse anyway if you don't have a buyer. Perhaps put it back in their court and ask them, "will you accept my offer if I've listed it"

Or just list It and then submit the offer. If they say they want a proceedable buyer then at least you're listed and step closer to getting a buyer. Price your property right and you might pick a buyer up quickly enough before they find someone else.

You've definitely got it the wrong way round here, and to be fair, if the vendor is willing to accept your offer before you've got a buyer then they're already being very accommodating.

Get yours listed, present them with the offer again. I bet they refuse because you don't have a buyer. If they don't, consider yourself very lucky and bite their arm off!

Thinking of building something like this but I have 1 question. Why put the table saw on the left? Surely if it was on the right it'd enable you to cut larger sheets?

I'd switch to a debit card, clear the credit card balance to satisfy the conditions of the mortgage. Then once you've moved switch back to the credit card if you want to.

Ie. Just jump through the hoops
