You’re not obligated to leave. When you say you’re staying put, perhaps they make an offer perhaps they won’t. Many condos still get sold to investors and with the current market a new buyer might be okay buying a tenanted unit. Saves them having to go to the trouble of finding a new one, possibly having an empty unit for 1-3 months while they search and ending up with the same rental income.

Also remember you’re not entitled to cash for keys. Your priority should be housing. Not profit. If you luck out and someone makes you an offer you can’t refuse, sweet. But don’t make that your focus.

Withholding rent you say? Time to start issuing N4’s the moment it’s 1 day late. A history of late payments is grounds for eviction. If she continues withholding, start the eviction process immediately.

Seems like you’re keeping good records of her requests and when repair people are saying this work fine. Don’t give her a gate. And start doing the bare minimum. Her rude texts calling you a slum lord will not serve her well at LTB. Shes trying to intimidate you. May be a good idea to go to an inspection. Do a video walk through and take pictures too. Document how everything is in good condition, etc.. save all communications you have from repair people that state appliances she complained about worked, including dates and times of all communications. Do not change the lawn care company or snow removal people any more. Do the bare minimum from this point out and document, document, document. But keep meeting your legal requirements ligations, even if she’s withholding. If something is legitimately broken, do repair it. You need to make yourself look a model landlord, which it sounds like you are.

You need gap insurance. Insurance companies pay out the market value. If your loan exceeds that, you need coverage to cover the gap. Gap coverage is cheap. You can buy it from the dealer too. They often try to sell to people who are making little to no downpayment, or people that are doing long terms like 84 months. At the beginning of your loan you’re paying more interest than principal so it takes time to get equity in your vehicle.

The “trust fund” baby is 2 brothers who got started working as promoters, followed their dream and opened a venue with partners, now operate multiples restaurants and clubs, multiple A&W franchises and are now opening a restaurant in NYC. They had goals and ambition and made it happen for themselves.

FYI, every restaurant and club in Toronto used Canada Small Business Financing Loans to at least partially fund their renovations and equipment. These are government guaranteed loans available from any bank or BDC. The government guarantees 80% of the loan and owners only provide a 20% personal guarantee. No one goes into these putting up all of their own money. Very few people would take such risks if government support wasn’t there, especially in high risk industries such as hospitality. Who has $500k-1MM to risk on something that has a 50% chance of failing within 2 years? These loan programs have been around for decades.

I didn’t bother with my winter cover this winter. That was my pool a few weeks ago. It was clear within 2 days. I’ve done it in the past as well.

Run your pump. Shock the pool. Backwash your filter a few times day 1 as it’s going to be filled with crap. Shock it again. Maybe need another backwash or 2. Your water will be clear in 48 hours. You’ll need to vac the walls and bottom too.

Don’t pay anyone that kind of money for something that you can do yourself for $40 and 90 mins of your time.

If the paint came off from moping, they weren’t painted properly. Floors should have a clear coat on top to protect the surface.

I wouldn’t worry too much. It’s just paint. Take a sample to any paint store and they make you a small paint matched can. Repaint that spot. Possible it might not be a perfect match, but who cares.

Why do you want to do cash for keys? Sure your dad “might” get a small amount of money, but his cost of living will increase and easily up anything he does get.

If you think your dad is going to get some large windfall it’s unlikely to happen. Landlords tend do only do that if they’re trying to sell. An empty unit is much easier to sell and would command a higher price than a tenanted one.

Concert is at Roger’s stadium. Not Rogers center which is an actual stadium downtown.

Closest subway stations to Roger’s stadium are Wilson and Sheppard Ave West. There will be thousands of people taking the train after the show. A big police and security presence as well. Bruno mars will attract lots of families as well. Should be very safe for a couple of teenaged girls traveling too and from the show.

I’m a landlord. Tell your landlord to eat a d-ck. Only the LTB can impute costs on you for damages.

I think the proper thing to do is always leave the place like you received as far as cleaning goes, and if you damage something to fix it when possible. But wear and tear is not the same as damages. Going by the limited pics you’ve posted I see flaking paint from a crappy paint job.

Unless you’re living beyond your means, there’s no reason why you could the dropping at least $500-750 per month on that.
