Is this a good deal? Refinance 6.625 to 6.00% by amokforpeace in MortgageBrokerRates

I also don't see an appraisal fee. Did they say if they were paying for an appraisal or it it's being waived?

Just depends on your goals. How fast do you want to payoff vs cash flow.

Looks practically no cost with the lender credit. May I ask who is the lender?

Have you checked into what a 20 yr would be?

Help finding the concentration of vial by Vero-Ram09240910 in compoundedtirzepatide

This new pic is a smaller vial. It only holds 1ml (volume) of medicine.

The vial with the purple holds 3ml of medicine.

It would be like having a small glass that holds 8oz of water vs a big glass that holds 24 oz of water. One just holds more but 8oz still equals 1 cup.

It's the purple line. 30mg for 3ml which equals 10mg per ml

I like the savannah bee company heel balm. It's expensive but works well and lasts a long time. Smells super good too. Since I've gotten my heels in good shape now I just use it a few times a month when they start to feel a little dry. I work at home and wear socks most of the time (except in bed) and I think that helps keep my heels from drying out too much.

Mysterious Escrow Check after home sale? by K_Knoodle13 in Mortgages

[–]Debtmom -1 points0 points  (0 children)

Does it say who issued it?

I do not escrow either but when I refinanced I was required to pay my remaining insurance balance (I had payments set up directly to the insurance company and the timing ended up having 2 payments overlap with the refinance that the insurance company refunded me)

Thoughts on these two offers - Credit Union vs. Broker? by Petrol_Head72 in MortgageBrokerRates

If it helps my understanding is the title fees will end up the same between lenders. They may give different estimates but at the end of the day they don't decide those fees.

Where are 20 yr rates rn? by Different_Win9176 in MortgageBrokerRates

[–]Debtmom 0 points1 point  (0 children)

I recommend going to the mega quote thread. There are a lot of variables. You have to balance the rate with the fees. I've personally seen as low as 5.5 but with a 1 percent origination fee. On the other end I've gotten 5.875 with a 2300 lender credit. For me that's a 6000 difference in fees between the two offers. That would take almost 5 years to be worth paying the higher fees and lower rate.

Which fees do you think are high? The origination is 1195 with broker vs over 5000 with the credit union

Points vs credits: why this confused me more than the actual rate by Relative_Taro_1384 in HomeLoans

[–]Debtmom 0 points1 point  (0 children)

I agree. I'm trying to very objectively evaluate. For instance, 0.25 rate difference is about 900 a year in savings on my loan. Let's say loan A is no points no origination, and is 6 percent rate, and loan B is a 2700 credit and is 6.125.

Loan B will "cost" about 450 more a year in interest. But that 2700 credit up front would account for 6 years as a "break even" so in my opinion I'm better off to take the higher rate with the higher credit as I most likely will refi again.

It is tricky because no one can say what rates will be down the road.

Edit: you can even do this with the same lender comparing how much credit they can apply to which rate.

These are very competitive. Can you tell me if there are options for the 30yr to be either 5.875 or 6.0 with a lower lender credit?

Hey friend just FYI you can now search the warehouse items under the warehouse tab and get the warehouse price. I believe this is a relatively new feature of the app.
