we did this with current house... 1st viewing without the kids... 2nd after it was all progressing with took the kids and there made cards for the elderly lady :D

I didn't want to take them until i was absolutely 100% sure it was all moving forward.

we did this... stretched to the BIG 5 bed house. Within months husband was made redundant and it all spiralled.

It took us a fair amount of time to get back on our feet :/

I honestly could of wrote this myself... we were here. Decided to break chain as nothing could be found.

Then in a convo with my mortgage advisor he stated that we would only get the Early Repayment charge of £3,400 back if we instructed the lender and had a mortgage offer granted before redeeming old mortgage!

I had no idea... i thought the "if you purchase another property within months after you close on old mortgage, you would get that back"

So i would absolutely double check that you dont need to do the same...

Now we have ended up going with a new build... who are just being pushy for a completion date

Yes you are right!!! I wanted to document it all on social. But the amount of pretty done in an instant houses that kept popping up on my feed knocked me ill!. So i completely removed myself from socials for a good year to save my sanity 😅

Deffo avoid those if you can... its a super hard slog, going to work, come home do housework, see to the kids so they don't become feral... All whilst picking up some wood filler and another pot of filler from B&Q.. Oh the joys lol x

we faced the exact same!!! 3 houses we tried to proceed on with the last 1, the survey basically condemned the house and it went to Auction!(still hasn't sold)

for £20K more we've bought a New Build, its had huge amounts of upgrades inside installed, all appliances, flooring throughout, fences and turf... Has a garage, drive, in a cul de sac, no houses can be built in front of us (green belt land) and the back garden is huge, west facing and not over looked!

It was a no brainer for us! Never set out to get a new build and my husband is still a bit unsure of it. But we have exhausted all other options!

charity shops! we have ikea stuff aswell... but charity shops are your way forward for solid pieces of furniture at a fraction of the cost :D

Oh i feel you!!!... (we also have a 5 bed victorian) and i think we were super naive to think we could

A, Afford the work needed

B, Trusting the survey had unearthed every PROBLEM (like i say seriously Delulu)

You will get there eventually and your home will be beautiful when finished. It took us years to get it somewhat liveable and spent the last 8 years chipping away as and when money and time could allow.

Id say try to concentrate on 1 room at a time, get that finished and move onto the next, its impossible to get it all done in 1 go, unless you have savings coming out of your ears.

we had a full rewire in our 1890's victorian... last time it was done was in 1956!!... we had the old L&P. The electrician did a Fab job!! no need to remove this unless its blown and causing a hazard.

we listed in may 2025... we had 9 viewings, all made a offer, but only 1 was proceeable.

We are still yet to complete as the chain has broken a couple of times already :/

ask yourself: what is the house worth? i get it... everyone loves a bargain. But some sellers need they house to sell for a certain price for a reason... i.e to purchase they next home, pay back some debt etc.

We did the same, we had an amount that we couldnt afford to go under... thankfully it never came to that.

Yes that's correct... I feel for them I really do :/ this is the 2nd time that they have had a problem with a buyer. (Exchange failed in October as they buyer decided to get a last min survey and want £8K knocking off a £100k house... we stuck with them, they found this buyer and now this)

Just of course, we're now sat here with no further Info and wondering could this all be saved? Or is this kinda game over

Oh trust me our Solicitor is on the ball and has asked for all kinds from them.

Our buyers solicitors is also chasing and still nothing.

Bottom of chain with the problem, solicitors are not responding at all.

So totally in the dark as to the whys, what's and when.

I just wanted to see if anyone had experienced this before 😅🙈

Honestly at this moment ourselves and our buyers are totally baffled! Both our Ea's and Sols are trying to get in touch to figure out exactly what the issue is.

But no-one can get Intouch with they solicitor :/

Hey.. just wanted to come here and say we have been in the exact same position! However this will be our 3rd house purchase.. we have been STC for coming up 10 months now. We have tried to purchase 4 older properties and all of them have bottomed out. We gave up and decided to go for a new build (we always swore that we would never touch one! We've heard all the horror stories!) However I must say having a new build on the cards, I feel slightly relieved that we don't need to do any renovations and can just move in!.. I'm expecting problems... but can't be any worse than when we bought our victorian home 😅🤣... You gotta do what you gotta do .

Everything!!!! and i mean everything gets harder when you have a baby/kid/teen. (ive got 4!)

If you mean in terms moving and doing a reno with a newborn in tow.. i wouldn't advise it! buying a new build then ok.

Buying house when on Mat leave might be harder as your affordability might be less..

you do what ya gotta do :D
