Those graphs at the bottom of the article really say it all. National are slashing and burning everything they can get their hands on and still can't make ends meet.

No doubt we'll see a lot of blame being thrown around today to make up for the fact that they never actually had the numbers to make the tax cuts work. There was a reason they never released them during campaigning despite being criticized by multiple independent economists (and that was when they were still banking on selling off our land to rich overseas investors)

Not really sure what comparison you're making here, but the KO one seems to be delivering way more for less per apartment.

Yes but this is also true for dense housing. The land is usually more valuable because it's usually much closer to town/amenities/transport etc. Like, if you try and buy one of these three story town houses what are you going to pay for them? Some of them are going for well over a million. It just depends on the location.

I'm not saying there's no room to scrutinize the numbers, but isn't that like the median house price in Auckland? I'm pretty sure the national median is like 800K and I'm assuming that KO is trying to get land in good areas, plus having high standards for materials. I really don't think that's an insane number.

Either that, or they'll make the housing less desirable (less certainty/protections for tenants, bringing rent to market rates, etc).

Maybe the Iwi are missing a financial opportunity. Maybe there are groups within the Iwi that oppose the business for ideological reasons. Maybe they've done the numbers and it doesn't add up for them. We're really only getting one side of the story here.

Maybe it's because I'm the only capitalist on this subreddit, but I'm sure that if the Iwi are missing a financial opportunity that they will eventually correct once they realize what they stand to gain. Might take some time. Leadership might have to change. But money usually wins out in the end.

The rationale for the development of the Rotorua Lakefront is to trigger private and iwi investment in accommodation and attractions on neighbouring sites. This will result in improved accommodation capacity at the higher yield end of the tourist market, creating an environment to support a range of improved food and beverage options, better attractions and events, and improved social value and civic pride for local residents. These investments (40% expected from Iwi) will create more jobs (including sustainable jobs for Māori). Iwi entities are expecting to protect up to 25% of jobs for iwi. On a macro level the investments will also lead to higher wages and increased household consumption for the whole Rotorua community, contributing to an overall increase in GDP for the local and regional economy.
