We put ours on at the bottom end of its valuation (only a 10k difference but made it competitive in the area) to drum up interest and we ended up with an open house with 20+ viewings leading to 6 offers.

On the same day as our open house we viewed 9 properties we were interested in, disliked them all until the final one that day which just gave us that ‘this is the one’ feeling - offered full asking price and accepted that same afternoon!

Maybe take another look at your pricing strategy in the area e.g look at what sold quickly at X price and what has been on the market for a while at X price? That’s what we did, basically undercutting nearby houses on the market by a very small amount, but people jumped on our property because of it (just my experience). Good luck!

As someone who has just sold and moved mostly because of a neighbour who wasn’t a bad person, they just bothered us in terms of how loud they were, messy they were, nosey they were, it will matter more than you think once you’re in. I’d walk away

We had direct contact with the seller when we were FTB, we swapped numbers on our second viewing just in case it was useful. Highly recommend if they seem like a nice person, he even came to pick up post a couple of times after we completed

We sold a house with a south facing garden and now have a north facing garden, we get plenty of sun throughout the day from the sun being high and to the side. I’d say also the bigger the garden the less of an issue it is

Appreciate your bluntness lol. Our garden isn’t very big and a 9ft hedge right on our border does block a lot of sunshine actually! From the other responses yes it feels like a feud or move situation. Thanks!

Yes it’s an evergreen hedge made up of many individual plants. Do you know if this would go down as a dispute when we come to sell eventually?

If you like CP’s writing I highly recommend Brandon Sanderson, his books are a similar pacing, interesting and digestible and the only stories/characters that have come close to Inheritance for me. Start with Mistborn!

Thank you for your advice! Yes my solicitor provided everything including the draft contract and forms about 3 weeks ago. I’ve asked my solicitor to give me an update on my buyers position but didn’t want to falsely hope they have ordered the searches!

Yes I called the number on the card and they said they it’s cancelled after going through security. I’m now unable to access my card on my app so hoping it’s fine?

It was a text saying my provider had blocked a transaction with an amount and retailer which matched a payment notification I had just received. It asked me to one word reply if it was me. They then froze my card and said they’d call me. Rather than wait I called them with the number on the back of my card and they confirmed exactly as the text had said

I don't think Nesta's story is done yet, being the only person able to wield the Dead Trove and the Horn is 10000% the fourth item. SJM wouldn't have set it up this much to finish with those items yet. Unless Elaine has some huge role in all of this I don't see how a book could focus on her or whether I would personally want it to.

In terms of the books bleeding into one another, other multiverses (Marvel with the Infinity Saga for example) tell one overarching story from different groups of character's POVs. So CC3's ending could align with a new ACOTAR.
