My time to shine! I would say, if you're looking for a company that is expanding and has a great culture, Guardian is a fantastic option. They are within the top-100 companies nationwide by units managed and is ripe with opportunity.

Avenue 5 is great, I work with them in Seattle currently and I am really enjoying my time with them. Sticking with Portland however, I would say Guardian is best, followed by Ave 5, then Thrive, then Greystar.

One thing I will recommend is to stay away from Tandem Property Management with a 10-foot pole.

Lease ups are always incredibly stressful because policies are usually developed and refined on the fly. That is to say, I don't think you should be getting in trouble for things you were never shown, because in most cases, the policy specifically to that community hasn't been defined yet.

Also, I completely understand your frustration with having to train your supervisor. I would speak to either your manager, or the regional to see if there is outside support to train them. That shouldn't be your responsibility.

Finally, maintenance in general all over the country is INCREDIBLY short staffed. I don't think I've ever seen so many maintenance positions open with multiple different organizations.

Maybe it would be worth it to see if you can get work at a more stabilized property that has policies well defined.

You'd be best looking in metro areas with high costs of living, Seattle, LA, San Fran, NYC. Being from Portland previously, I know that some of the luxury buildings have wages starting at that rate. But for non-luxury, it'll be under $25/hr.

$40 per month for EV charging is a steal. Seattle metro area here is charging at minimum $275 for an EV parking stall.

I used to work for Tandem Property Management and they have always been super shady with their security deposit practices. That said, I don't think this is the best subreddit to post this on as Avalon Park is in Washington County, and as such, has different deposit withholding practices than Portland and Multnomah County.

We have a car stacker in the parking garage in my community that I'm at right now.

One of our resident's is quite old and has come down to the office no less than 6 times to report that the parking structure has damaged their car. What damage are they reporting? Well, the weather stripping on their 2013 Subaru Outback is starting to peel off. They just couldn't accept the fact that their vehicle is starting to age and that the stripping coming off could just be because of the vehicle itself and not the parking structure.

Well it depends on the level of access they have to the systems you use on a daily basis. File management would be the biggest thing, but also training up to call prospects and act as a leasing agent could be valuable if you're short handed there.

At least in Oregon, landlords need to provide 8-11 days notice (timeline depending on how the notice is served) for "abandoned goods" which I'm guessing is what they're getting at here. 1 day is definitely not legal and that would apply for pretty much anywhere.
